CONTRACT OF LEASE

KNOW ALL MEN BY PRESENT:

This Contract of Lease made and entered into by and between:

MERCYCELIA O. ARNANTE, of legal age, Filipino, married, with residence and


postal address at Zone 5, Blk. 19, Lot 4, Western Bicutan, Taguig City, hereinafter referred
to as the LESSOR,
AND

ROWENA A. VIVERO, of legal age, Filipino, and with residence and postal address
at 14 Albutra St., Western Bicutan, Taguig City, hereinafter referred to as the LESSEE,

WITNESSETH

That for in consideration of the rental covenants hereinafter specified, the LESSOR
hereby leases and unto the LESSEE, who hereby takes in the lease, the premises
hereinafter described under the following terms and condition:

1. DESCRIPTION OF PREMISES: The premises subject matter of this Contract of


Lease is a residential property located at Zone 5, Blk. 19, Lot 4, Western Bicutan,
Taguig City;

2. TERM OF LEASE: the duration from October 10, 2019 up to October 10, 2021
this lease shall be renewable;

3. RENTAL: The monthly rental shall be One Thousand Five Hundred Pesos Only
(P1, 500.00), Upon signing of this Contract of lease, the LESSE shall pay to the
LESSOR one (1) month deposit and one (1) month advance amounting of Three
Thousand Pesos Only (P3, 000.00) and subsequent payment shall be made by
the LESSEE unto the LESSOR every tenth of the month should be pay cash
basis, without necessity of demand and the deposit and advance non-refundable
if the LESSEE vacated the premises not completing the One (1) year contract
renewable.

4. USE OF PREMISES: The LESSEE shall use the premises exclusively for
residential and the LESSEE shall pay during the term of the lease all charges for
water, electric current, telephone charges, monthly dues, and other utility
services due from the leased premises;

5. That the LESSOR or its duly authorized representative shall have the right to
inspect the leased premises at any reasonable hours of the day;

6. REPAIRS AND MAINTENANCE: That the LESSEE shall keep the leased
p[remises in good and tenantable condition. Any improvements introduced by the
LESSEE on the lease premises shall automatically belong to the LESSOR, upon
termination of the lease without the LESSOR becoming liable for the cost thereof
and all repairs shall be shouldered by the LESSEE and if there is, please inform
the LESSOR;
IN WITNESS WHEREOF, the parties have signed this Contract of Lease on
