AUTHORITY TO SELL

This serves as an authority in favor of ABDOL BRYAN L. BARTE, a licensed broker and CEO of
TOPSPOT ADS AND PROPERTY MANAGEMENT INC., to sell, after for sale and negotiate the sale of
One Thousand Four Hundred Sixteen (1,416) Square Meter parcel of land located in Busilak St.,
Barangka Drive, Mandaluyong City, Philippines, of which property I am the registered owner, more
particularly described as follows:

Transfer Certificate of Title No.  008-2013000540 & 008-2013000539 


Area in Square Meters Subdivide version of 1000s.q.m & 1003s.q.m
Tax Declaration No.  D-003-02420 & D-003-02419
Selling Price per Square Meter  ₱211,864.407/SQM
Owners Net Price ₱300,000.000.00
Broker’s Mark-up Price (10%) ₱30,000,000.00

The terms and conditions of this Authority to Sell (ATS) are as follows:

1. The Broker and/or his authorized agents shall offer the subject property to any potential buyer
at the above-stated price.
2. This authority is effective, valid and binding from __________________until such time the
landowner/seller notifies in writing the Broker of the revocation of her authority. Such written
notice must be notarized.
3. The Broker shall register their potential buyers of subject property/ies with the owner or
his representative through written or verbal notice which will effectively make these potential
buyers exclusive to the Broker.
4. If the property is sold to the registered buyer/s of the Broker, the above-named Broker shall be
entitled to a commission of the overprice amount as stated in this ATS.
5. The commission applies whether the purchase is in cash or in installments.
6. If and should this Authority lapse but the lot is sold to the same buyer whom the Broker had
initially registered, the Broker shall still be entitled to the full aforementioned commission.
