CHAPTER I
INTRODUCTION

In today's generation, people like to explore; however, other people just want to relax but
they have one in common, staycation. There are many kinds of staycation, which can be
doing exercise, watching movies, playing with friends, and renting a condo for one night
or a couple of days. But renting a condo for your relaxation is commonly done by many
people these days.

Staycations are becoming a growing number of people's kind of getaway because they
provide a cost-effective and simple means to unwind and refresh without having to deal
with long travel times. There are many ways to spend a staycation: from lounging around
the house to booking a fully equipped condo for a few days or a night. This type of
accommodation has become increasingly popular, especially with those looking for a
more stylish, resort-style experience.

Condos are known to have dedicated areas for recreational activities. These rental condos
come in different shapes and sizes to meet the travel needs of different people. Rental
condos are popular for their space, efficiency, authenticity, and amenities. For a
completely relaxing experience, themed condominiums like Legacy Leisure Residences
provide ample accommodation. It answers the need for a private and comfortable home to
spend quality time with loved ones.

Intriguing concerns regarding what motivates guests to choose a condo for a staycation in
this city are raised by the rising popularity of staycations and Azure Urban Resort
Residences' special features. Azure provides a wide variety of unit designs to
accommodate different group sizes and preferences. The thoughtfully designed layouts in
Azure's units offer both comfort and functionality, increasing the whole staycation
experience whether it's a holiday for a family or a solo trip.
It can be useful to be aware of the key variables that have an important influence on the
price of rent when you first begin your condo search for a staycation. First is the layout or
size of the condo, the size of the condo always influences the rent, therefore, the wider
the size, the higher the price. Second, amenities with more amenities included in the unit,
you can anticipate a higher rental cost. Lastly, the location, if you are looking for a condo
that is near essential services like convenience stores, public transportation, and malls, it
can either be high or low in price depending on the place of the condo. You can still find
an affordable condo with complete amenities, bearable space, and a good location at a
fair price while maintaining quality.

This research explores and studies what sets Azure Urban Resort Residences apart and
why it has become a sought-after choice for guests for a staycation. The main purpose of
this study is to analyze the effect of condo amenities, layout, and price on the guest rental
booking for a staycation at Azure Urban Resort Residences. This study also serves as a
way to know if the condo amenities, layout, and price at Azure Urban Resort Residences
are worth it or if they need more innovation for the satisfaction of the guests. By gaining
insights into Azure Urban Resort Residences, we can better understand the evolving
preferences and expectations of guests in the contemporary real estate market.
A. Background of the Study
Condos often come with a variety of amenities, such as a swimming pool, a fitness
center, and laundry facilities. It can be a great way to save money on your vacation, as
you won’t have to pay for things like meals or entertainment outside your rental. Food is
one of the most significant expenses when traveling, especially when you always eat out.
But if you rent a condo, you can cook your meals. It can save you a lot of money, and it’s
also an excellent way to explore the local taste of your destination. Overall, renting a
condo can be a great alternative to staying in a hotel.

A condo rental may be the perfect option for your next trip if you want more space,
privacy, and amenities. If you’re also looking for a more authentic and budget-friendly
travel experience, consider renting a condo the next time you take a trip. It provides a
unique opportunity to connect with nature by renting homes, condos, and cottages in
beautiful locations. Azure Urban Resort Residences offers what is mentioned above, like
indoor and outdoor pools and a variety of indoor amenities. Amenities inside the condo
vary depending on which tower you rent, but it offers a lot that makes you stay for a bit
longer.

The guest's decision to book a staycation is unquestionably influenced by price. In


addition to having an excellent selection of amenities and well-thought-out floor plans
and layouts, Azure Urban Resort Residences also has affordable pricing alternatives that
meet a range of budgets. This cost aspect lets a wider range of customers enjoy the
comfort and luxury that Azure has to offer.

The layout of a condominium unit can have a big impact on how pleasant a staycation is
throughout. Each unit layout at Azure Urban Resort Residences has been carefully
planned to optimize comfort and utility. Azure's varied unit layouts accommodate a wide
range of customer tastes, whether it's a tiny studio for a romantic break, a wide one-
bedroom unit for a modest family retreat, or a splendid penthouse for those looking for a
level of indulgence. Each unit's thoughtful design and attention to detail make for a
relaxing and enjoyable staycation.
Azure Urban Resort Residences, a luxurious and innovative condominium development,
has rapidly gained attention and popularity among discerning guests in the vibrant real
estate market. Nestled within the bustling cityscape, Azure Urban Resort Residences
stands out as a prime example of modern living that seamlessly blends urban convenience
with a resort-style lifestyle. This remarkable development has captured the imagination of
guests looking for more than just a place to live; it offers an experience that transcends
the ordinary.
B. Research Questions
The study aims to analyze the effect of condo amenities, layout, and price on guest rental
booking decisions at Azure Urban Resort Residences. Below are the research questions
that the researchers aim to answer in the following chapters:
1. What is the effect of condo amenities, layout, and price on guests when it comes
to choosing a condo rental booking?
2. How can the customers be more satisfied with the condo room they will choose?
Does it need innovation?
3. What particular preferences and expectations do guests need regarding Azure
Urban Resort Residences' amenities, layout, and the price of staycation rentals?

C. Objectives
The objective of this study is to gather information regarding the effect of condo
amenities, layout, and price on the guests' rental booking decisions at Azure Urban Resort
Residences. Below are the following objectives:
1. To analyze guest preferences about amenities, layout, and price in Azure.
2. To know what the guests consider most influential in their booking decision at
Azure (amenities, layout, and price).
3. To determine guest booking behavior is affected by many factors.
D. Significance of the Study
This study allows the following beneficiaries to have insights, strategies, and
opportunities to optimize sales and maintain their competitiveness regarding guest
behavior when booking a condo for a staycation. Below are the following beneficiaries
that will benefit from the study:

Azure Urban Resort Residences


Azure Urban Resort Residences will know and be aware of the insights of each guest
regarding the amenities, layout, and price that they offer. They can further study their
behavior and increase the possibility of improving overall guest satisfaction and
maintaining their competitiveness.

Condo Units Owners


Through this research, this study can help other condo unit owners to have their own
strategies, and condo owners can optimize their investments and better cater to the needs
and preferences of their target market.

Future Researchers
Future researchers can use this study as a guide for them to use as a reference when doing
new research that is similar to this study and contributes to a deeper understanding of the
influence of condo amenities, layout, and price on guest rental bookings in the context of
staycations.

Guest
For the guests who often go for a staycation at Azure Urban Resort Residences, this study
will not just help them be informed and aware when booking a condo, but guests will also
be better equipped to make affordable choices without surrendering their desired
experiences while still enjoying and relaxing.
Hospitality Management Students
This study can be a helpful guide for hospitality management students who have research
or a thesis. They can use this as a reference that is related to this study about observing
guest behavior and knowing guest preferences when renting or booking a condo.
D. Review of Related Literature
This chapter contains a review of related literature and other studies about observing
guest behavior on condo rentals and the factors that affected their decision. However,
there is no exact answer as to what the best and ideal condo for guests on a staycation
could be.

The term "staycation," which combines the words "stay" and "vacation," first appeared at
least in the 1940s. In short, it means participating in locally accessible tourism activities.
Traveling on vacation without using a plane has become much more common in recent
years. The cause? mostly because of the pandemic.

As reported by Statista Research Department, the revenue in the 'Vacation Rentals'


segment of the travel and tourism market in the Philippines was forecast to continuously
increase between 2023 and 2027 by in total of 90.9 million U.S. dollars (+20.55 percent).
After the seventh consecutive increasing year, the indicator is estimated to reach 533.35
million U.S. dollars and therefore a new peak in 2027.

Guests chose accommodations with features like Airbnb's home and exterior facilities
like a swimming pool, kitchenware, and a full set of appliances, as well as entertainment
amenities combined with the unit's room capacity, and, finally, the sensation of feeling at
home.
International Studies

Amenities
According to the article Hotel & Airbnb: What attributes do travelers value most,
Travelers choosing hotels often do so because of tangible amenities both within the room
and among the wider facilities of the property. On the other hand, travelers staying at
Airbnb rarely do so for tangible items such as gyms, pools, etc., but they tend instead to
seek economical rates and local experiences.

Following the study Airbnb Is Customers’ Choice: Empirical Finding from a Survey,
"Interestingly, many of them (only a few of the respondents disagree) agree that they
choose Airbnb because of the access to household." Room amenities and comfort are
some of the desired attributes that guests want while making hotel booking decisions,
(Yang et al., 2018). Guests choose condo rentals or Airbnb because aside from its
affordable price, they consider the amenities offered both tangible and intangible, it's all
offered to them at low cost which is budget friendly for everyone who wants to
experience hotel-like accommodation at an affordable price.

Layout
Aside from the low cost, tangible and intangible amenities, there is also one factor that
influences the guests' booking decision which is the space of the room that will rented by
guests. A wide space, a beautiful view, and an aesthetic design affect their decision, this
will not just help them to be emotionally stable but will also help them to be aesthetically
pleasing to the eye of the guests which can convince them to rent. In reference to the
study Airbnb Is Customers’ Choice: Empirical Findings from a Survey, " it is remarkable
that many people agree that they choose Airbnb because of the large amount of space.
Nawi, et. al (2019), décor plays an important role in marketing strategies because it
influences guest intent and responses such as satisfaction, attitude, emotion, and purchase
behavior.

Price
In line with the study HOTEL VS. AIRBNB: WHAT ATTRIBUTES DO TRAVELERS
VALUE THE MOST? "Travelers tend to look for economical room rates when using
online platforms of the sharing economy because the lower prices of P2P accommodation
induce more travelers to select them." Price is an important indicator while making hotel
booking decisions, (Asaputra, 2019). According to Short-Term Rental Versus Small
Hotel Industry Amid COVID-19 Pandemic: What Drives Millennials’ Accommodation
Choices? "The Wilcoxon signed-rank test results showed that the millennials
significantly considered price and reviews as their common pull motivations when
making accommodation choices."

Cheng and Jin (2019) identified influential attributes on Airbnb users’ lodging
experiences by analyzing 170,123 Airbnb reviews from Sydney, Australia, and three key
influential attributes were identified in this study, including “location,” “amenities,” and
“host. According to HOTEL VS. AIRBNB: WHAT ATTRIBUTES DO TRAVELERS
VALUE THE MOST? "Depending on their needs, Airbnb users can select their ideal
place to stay by managing filters and sorting out different amenities."

Price and location are also the most important motivation according to other studies as
well (Sthapit and Jiménez-Barreto (2018); So et al. (2018)). According to Airbnb Is
Customers’ Choice: Empirical Findings from a Survey "According to the findings, most
of the respondents choose Airbnb because of its price.
Local Studies

Layout
According to Customer Satisfaction and Level of Motivation Among Airbnb Guests in
Makati City, Philippines "Airbnb guests showed a greater focus on space, according to
the results of their study." According to Customer Satisfaction and Level of Motivation
Among Airbnb Guests in Makati City, Philippines "The other two variables, which are
the dependent variables, are the level of satisfaction and the motivational factors that
influenced customers’ behavior which consists of pricing, location, authentic experience,
uniqueness of unit, ease of booking, and size of accommodation."

Following the study Social and Physical Factors Influencing Tourists’ Choice Of
Accommodation Using Airbnb In Tagaytay City “Other physical factors that had a great
impact on the tourist's choice of accommodation are the unit's interior design, theme, and
its low-cost or economical price range."

Price
Hotels and condo rentals or Airbnb have similarities when it comes to offering guest
accommodation, but one factor that differentiates them is the price. Since price is the
main factor to consider when choosing an accommodation, it makes sense that these
price-determining factors would have a significant impact on the choice of Airbnb.
Additionally, the unique nature of Airbnb rooms and a sense of belonging have been
identified as the main draws.

As stated in the study Customer Satisfaction and Level of Motivation Among Airbnb
Guests in Makati City, Philippines "Price is one of the main factors in the choice of
accommodation; many articles insist that Airbnb’s low price seem to be an important
attraction in guest purchasing decision.” Airbnb or condo rentals value amenities, a cozy
environment, trust, and friendly service. Guest expectations for Airbnb are different from
those for resorts, but they are similar to those for homestays, mid-range lodging, and low-
cost lodging. Guest thoughts on utility and trust, as well as their contentment with their
Airbnb stay, influence their opinions regarding Airbnb and condo rentals.

Synthesis
The literature that was mentioned in this section was all related to the study. The studies
discuss how amenities, layout, and price influence the guests’ booking decisions.

It mentioned that amenities, layout, and price are one of the main factors that affect the
guest booking decision behavior and one of the reasons of likelihood booking again. But
aside from the mentioned factors there could be more deeper understanding when it
comes to their booking decision. Customers choose Airbnb because of its layout,
amenities, and price: for the price of a condo room, one can access an entire apartment
with all the amenities of a home (free wi-fi, entertainment system, living room, kitchen
with all the essentials, washer, dryer, etc.). Families and individuals looking for
moderately priced, medium- to long-term stays may find this to be very appealing.

The studies or articles provided in this study are relevant to Azure Urban Resort
Residences' objective in knowing the preferences of each guest. This section of
this study can act as a guide to guests, condo unit owners, and Azure in a course
regarding choices that will benefit and maintain the success of staycations at Azure
Urban Resort Residences in the future.
Theoretical/Conceptual Framework
E. Theoretical Framework
A study titled, A study on the motivation and constrain factors influence Chinese
travelers’ attitude towards Airbnb, used the Theory of Planned Behavior to investigate
the guests' motivation constraints affecting their attitude to choose or ignore Airbnb. The
TPB (Theory of Planned Behavior) was developed to predict an individual’s behavioral
intentions within a specific event and context (Ajzen, 1985; 1991).

The Pricing Affordability is a significant factor for guests. The build quality, materials
used, and overall construction play a role, in amenities facilities like a gym, white sand
man-made beach, wave pool, lagoon pool, lap pool, and more. and parking can be
attractive, the space and layout of the property should meet the guest's needs. Nicolau
(2011a) argues that price is one of the most influential factors for consumers to make
travel-related decisions, including destination selection.

Amenities influence guests on condo rental a desirable or useful feature of a building or


place, amenities look to provide comfort and convenience for guests occupying the room.
Amenities encompass additions that are more than the basic needs of an individual and
usually include features such as pools, workout facilities, and internet.

For layout serving as a visual backdrop for potential customers and clients, interior
design, space, and view can enhance the dining experience and delicate accommodations
for them. It is at that vital time where a first impression of the condo is made and where a
deal can be made or broken by the guest. That is how layout holds the power to define the
first experience of the property to the guest.
Guttentag (2016, p.169) noted that home benefit refers to “household amenities”, which
was a “strong motivation” and the guests have the desire to choose an accommodation
with “homely feel” and “large amount of space” when they choose the accommodation

F. Conceptual Framework
This research study has a structure that can be supported by a conceptual framework.
Therefore, The Effect of Condo Amenities, Layout, and Price On The Guest Rental
Booking Decision For Staycation At Azure Urban Resort Residences is the main
objective of this study.

The staycation concept at Azure Urban Residence allows residents to enjoy various
amenities like beach-like artificial wave pools, man-made beach, and other
recreational facilities within the property, giving it a resort-like ambiance in an
urban setting. It's a unique way to provide residents with a vacation experience
without leaving the city. This development is expected to have 9 building. The
condo is designed to provide a holiday or vacation feel to urban living.

INPUT

Conducting an interview, Google form, and written questionnaire (with the same
questions) to be distributed among random guests of Azure Urban Resorts
Residences to know “The Effect of Condo Amenities, Layout, and Price On The
Guest Rental Booking Decision For Staycation At Azure Urban Resort
Residences” while they are staying.

PROCESS

Data collected among random guests will be used to identify The Effects of Condo
Amenities, Layout, and Price On The Guest Rental Booking Decision For
Staycation At Azure Urban Resort Residences. Therefore, the influence of the
factors on the guest will be identified in this study on how they truly affect their
behavior.

OUTPUT
CHAPTER II
METHODS
This chapter discusses the methods that were used to gather relevant information and data
that are useful for the study and to answer research questions. It contains the research
design, participants of the study, research instrumentation, data gathering procedures, and
sampling technique used.

Research Design
This research study uses a mixed-method research design, wherein both qualitative and
quantitative approaches are present to further discuss and analyze the effect of condo
amenities, layout, and price on guest booking decisions. Descriptive analysis is used in
this study because it will summarize and interpret how the variables were able to affect
the guest booking decisions and the experiences of the guests at Azure.

Participants
The respondents of this research study are the guests who booked from Azure Urban
Resort Residences. The chosen respondents are selected randomly and based on their
availability. The researchers collected at least 55 participants, and it consists of forty-five
(45) aged 18–26, nine (9) aged 27–42, and one (1) aged 43–60. The written
questionnaire, interview, and Google Forms are given to guests inside the premises of
Azure Urban Resort Residences, and all of them are booked on any tower.

Research Instrumentation
The researchers used a written questionnaire, a quick interview, and Google Forms. The
research instrument used is appropriate for this study and convenient for the participants.
The Google form and written questionnaires made by the researchers were given to the
academic head, BSHM department head, Research Adviser, and Research Coordinator
for approval of conducting the Google form and written questionnaires among guests of
Azure Urban Resort Residences.
Both Google Form and written questionnaires have the same questions, but the Google
Forms are given to the guest who prefers online rather than written ones and input the
collected data from the written ones to tally. For the last question, one-on-one and group
interviews were conducted. The questions contain information about the condo amenities,
layout, and price at Azure Urban Resort Residences that affect guest booking decisions.

Data Gathering Procedures


The data gathering procedures that were used to gather data were conducting both Google
Forms and written questionnaires and one-on-one and group interviews. The Google form
and written questionnaires are given and answered by selected respondents at Azure
Urban Resort Residences. All of the guests were inside the premises, which indicated that
they were guests at Azure, and it was given to them to answer honestly. The gathered
data from the Google form, written questionnaire, and interview will help us to discuss
and interpret their experiences on condo amenities, layout, and price and to determine
how it affects guest booking decisions.

Sampling Technique
The sampling technique that was used in this research study was the convenience or
purposive sampling method. It is a non-probability sampling method wherein the
convenience sampling method is applied considering the respondents' availability and
their willingness to participate in answering our survey. Respondents willingly answered
our survey without any compensation, while the purposive sampling method was applied
since their presence inside the Azure Urban Resort Residences was needed and
appropriate for our study.
CHAPTER III
RESULTS

This chapter presents the results of the data gathered from the fifty-five (55) respondents
who were present during the day of conducting the questionnaire inside the premises and
respondents who had a booking experience at Azure Urban Resort Residences. All fifty-
five (55) respondents are booked and have a history of booking at Azure.

In figure 2 that is shown above, the fifty-five (55) respondents who were given written
questionnaires were aged between 18 to 60. the collected data were forty-five (45) of
ages 18 - 26, nine (9) of ages 27 - 42, and one (1) of ages 43 - 60.

As shown in figure 2.2, there were sixteen (16) male guests, thirty-five (35) female
guests, and four (4) LGBTQ+ guests. A total of fifty-five (55) respondents collected.

Figure 2.3 shows, twenty-one (21) respondents are employed, seven (7) respondents are
unemployed and the remaining twenty-seven (27) respondents are students. A total of
fifty-five (55) respondents are collected.

When respondents were asked a question in the questionnaire where they knew Azure
Urban Resorts Residences, the graphs reveal that twenty-nine (29) respondents said they
knew Azure from social media, thirty (30) respondents said they knew Azure from a
friend while the remaining one (1) respondent said he/she knew Azure from Google. It is
a total of fifty-five (55) respondents but some of the respondents picked at least 2 choices
for this question.

In figure 3.2 shown above, respondents were asked in the questionnaire about what they
look for when booking a condo at Azure Urban Resort Residences, twenty (20)
respondents said they look for the price, thirty (30) respondents said they look for the
condo amenities, while nine (9) respondents said they look for the condo layout. It is a
total of fifty-five (55) respondents but some of the respondents picked at least 2 choices
for this question.

The figure demonstrates, fifty-five (55) respondents booked at Azure Urban Resort
Residences less than 5 times a year while four (4) respondents booked at Azure Urban

Based on the bar chart, forty-four (44) respondents rated number 5, which means condo
amenities are very important and truly needed in booking decisions. Eight (8)
respondents rated number 4, which means condo amenities are important and has an
influence on their booking decision while three (3) respondent rated number 3, which
indicates that they either think it is important or not in their booking decision. However,
there is no count of respondents who picked numbers 1 and 2.

Figure 4.2 clearly demonstrates, forty-six (46) respondents picked the azure wave pool
and thirty-nine (39) respondents picked the azure beach as one of the amenities that
influenced their decision. Then seventeen (17) in the movie room, sixteen (16) in both the
beach bar and lagoon pool, fifteen (15) in the game room, fourteen (14) in both the beach
volleyball and paris beach club, thirteen (13) in al fresco dining area, then twelve (12) on
ice cream & candy bar in which still has an influence in the respondent's choices. Eleven
(11) picked the azure basketball court, ten (10) on the gym & studio, eight (8) on both the
lap pool and male and female spa, seven (7) on the children's playroom, six (6) on
children's beach playground in which respondents still think these amenities somehow
affect their decision when booking at Azure but each of the respondents picked at least
more than 2 choices for this question.

Figure 4.3 illustrates, thirty-five (35) respondents picked outdoor amenities like a
swimming pool, basketball court, and volleyball area as one of the reasons why they
booked at Azure because of the available amenities, then eleven (11) respondents each
picked both indoor amenities and room amenities which has a slight influence on the
guest booking decision at Azure.

In figure 4.4 that is shown above, thirty-six (36) respondents rated number 5, which
means they are very satisfied with the quality and tangible amenities that are offered in
the rooms during their stay, thirteen (13) respondents rated number 4, which means they
are satisfied with the amenities, while four (4) respondents rated number 3, which
indicates that they were either satisfied or dissatisfied with the amenities offered.
However, some respondents rated numbers 1 and 2, rated by each one respondent, which
means they are dissatisfied with the quality and amenities offered during their stay.

aspect of the condo layout that is most important to them when booking, while nineteen
(19) respondents each chose the view and number of people or pax when booking.
However, twelve (12) respondents chose the space that is important to them when
booking but each of the respondents picked at least more than 2 choices for this question.

three (23) respondents rated number 5 and Twenty-two (22) respondents rated number 4,

respondents rated number 5 and seventeen (17) rated number 4, which means the special
pricing and discounts convince the guest very well to book at Azure. Then nineteen (19)

the pricing and discounts. While no respondents rated numbers 1 and 2.

Figure 7 clearly demonstrates, seventeen (17) respondents rated 5, and nineteen (19)
respondents rated number 4, which means guests will most likely book a staycation at
Azure, then seventeen (17) respondents rated number 3, which indicates that they will
either book again or not at Azure. However, some respondents rated numbers 1 and 2,
rated by each one respondent, which means they will not likely book a staycation at
Azure.
CHAPTER IV

DISCUSSION

This chapter includes the summary of findings, conclusion based on the results, and the
recommendations of the researchers.

Summary of Findings

The growing popularity of staycations has led to an increase in studies on the variables
influencing guests' decisions to book. The particular setting at Azure Urban Resort
Residences is considered in this study, along with the highlighted parts that condo
amenities, layout, and price play in influencing guests to book a condo. The researchers
conducted written questionnaires, Google Forms, and an interview with random guests
inside Azure. A total of 55 respondents were collected. Their response will help
researchers achieve the objectives of this study to determine the effect of condo
amenities, layout, and price on guests' booking decisions at Azure.

Condo Amenities

The data gathered revealed that amenities such as outdoor, indoor, and room amenities
significantly influence guests' booking decisions. However, outdoor amenities are one of
the reasons and mostly recognized reasons why guests book at Azure rather than indoor
amenities. Outdoor amenities like the Azure Wave Pool and the Azure Beach are two of
the amenities that respondents mostly picked as one of the amenities that influenced their
decision to book at Azure. The overall appeal of their stay is enhanced by the unique and
unforgettable outdoor experiences that respondents frequently showed a preference for at
resorts. Indoor amenities, on the other hand, did not influence as much in guests' choices,
but they were recognized and valued at some point. Moreover, the majority of the guests
are satisfied with the room amenities offered, like Wi-Fi, TV, restroom essentials, and
kitchen appliances. The favorable feedback on room amenities indicates that Azure has
effectively fulfilled the basic comfort and convenience needs of its guests.
Condo Layout

Condo layouts at Azure, including space, view, and interior design, emerged as equally
crucial considerations and important in their decision. However, the aesthetic design of
the condo interiors was the standout preference among the majority of respondents. The
approach by which the condo layouts distributed space was essential for influencing the
opinions of the guests. Most respondents said they preferred aesthetically pleasing
designs that prioritized comfort and efficiency. Spacious, nice views and effective space
for the number of guests per room have been identified as important aspects influencing
an enjoyable stay. The data gathered indicates that a major factor in the overall feeling
and satisfaction of the visit was the aesthetic appeal of the surroundings. Additionally, the
guests' overall experience and expectations about the layout are positively met.

Price

Lastly, pricing was undeniably a key determinant. The results of the survey indicated that
respondents are influenced by the price offered, but a significant number of the
respondents indicated that they are more likely to make bookings at Azure when offered a
special discount or promotional offer. The affordability as well as the lowered prices
were important factors in attracting guests and influencing their overall condo selection.
Most respondents said that they prefer to pay less than PHP 2,000 when renting for 2–4
people. This feedback highlights the value of having a broad understanding of the guests'
budgetary restrictions when making booking decisions.

Furthermore, the guest's feedback and response will truly help Azure and the condo unit
owners identify the preferences of guests in amenities, layout, and price through this
study.
Conclusion

The data gathered from respondents was summarized and interpreted by the researchers,
who concluded that condo amenities, layout, and price at Azure truly have an effect on
guests' booking decisions. Based on the answers from the written questionnaire, to
maintain the satisfaction of guests at Azure, it needs to have enjoyable outdoor amenities,
make the design aesthetically pleasing, and offer more special discounts or promotional
offers. The majority of respondents enjoyed their stay at Azure and would possibly visit
and book a condo at Azure. Although some respondents don't agree with the majority,
they still chose to book at Azure either for amenities, layout, or price.

It is in fact visited by many guests, and Azure Urban Resort Residences itself, at first
glance, is pleasing to everyone of all ages. It is also convenient because of its location. To
maintain its competitiveness and positive feedback, it must hear and implement the
suggestions of respondents. By applying the preferences mentioned in the study—such as
enhancing outdoor amenities, giving aesthetic condo layouts, and presenting appealing
special discounts or promotional offers—they will be able to keep current guests pleased
while also drawing in new ones.
Recommendation

Understanding these variables is crucial for Azure Urban Resort Residences, Condo Unit
Owners, and guests, but this is also important for Future Researchers and Hospitality
Management Students for their study. The recommendations are based on the answers
from the participants that will provide practical suggestions and insights that can
contribute to the development and enhancement of the overall experience of guests.

Azure Urban Resort Residences

To ensure the comfort and satisfaction of guests, Azure should offer more a wide variety
of groceries, restaurants, and stalls to meet their diverse needs. Regularly evaluating and
improving facilities is crucial to stay ahead of changing guest preferences and market
trends. Effective communication with condo owners is essential in ensuring that the
layouts of the units are designed with guest comfort and satisfaction as top priorities.

Condo Unit Owners

To ensure guest satisfaction and encourage repeat visits, it is essential to maintain


complete and well-functioning equipment within each condo unit. Transparency in
marketing is crucial to avoid any misunderstandings or disappointments. Guests should
be clearly informed of all inclusions in their payment and shown the actual condo unit
they will be renting. By conducting thorough market research and understanding pricing
trends, competitive rental rates can be developed that align with the condo's amenities,
design, and overall value proposition.

Future Researchers

Further researchers should examine the effects of condo amenities, layout, and price on
guest booking decisions in order gain a deeper understanding of the variables
influencing customer rental booking decisions. It would also be beneficial to take a look
at how guest preferences and demographics affect how important each of these aspects is
to their booking decision. Through the analysis of these variables, researchers can learn
important lessons about how guest make decisions and contribute to the making of future
condo buildings and advertising strategies.

Guest

It's important to be sure that the amenities offered by the condo unit you choose fit your
needs and expectations. It's crucial to do some research on the condo in advance to find
ones that meet your needs like room service, clean towels, well-equipped kitchens, and
Wi-Fi connectivity. It's also important to determine a fair pricing range depending on
your preferred layout and desired amenities. Moreover, giving condo owners your honest
comment about your experiences helps them to fix any mistakes and enhance their
service.

Hospitality Management Students

Hospitality management students who will study the variables influencing consumer
rental booking decisions may find this study to be an informative source Through
examining how condo amenities, layout, and price affect guest booking decisions, this
study offers information that can guide future studies and improve the knowledge of
guest behavior in the rental condominium market or sharing economy.
