INTRODUCTION

I visited Betopia, a real estate and property company that is building new
apartments near Carl Square. I was impressed by their portfolio of projects, which
include residential and commercial units with state-of-the-art design and an in-house
team of experts. Betopia was established as a full-fledged property company in 2016,
but its founder has been in the market since 2005 and has delivered 100 residential
units mostly in the prime areas south of the Old Airport. Now, they have
developments all over Addis, from Kazanchis to German Square and from Olympia to
Bisrate Gabriel.

My specific site Betopia was a client that wants to build a 2B+G+12 apartment
building on that site. They have hired a contractor, GTS CONSTRUCTION PLC, to
carry out the work. The client and the contractor have signed a contract for the
execution and completion of the project, with a total cost of 79,082,341 birr.
In this project, Betopia was responsible for the design work of the architect
drowning and they hired Kenmos Tesfaye Consultant Related to Construction
Engineering for the structural drawing and for the supervision competed for the
contract work. Therefore, they used the project delivery method of design bid
build(DBB), which means that construction progresses in three distinct phases that
follow one another, just as the name suggests Let me define the role of the following

The construction project involves various carers who have different roles and
responsibilities. The resident engineer is in charge of overseeing the construction

project plans. The resident engineer works closely with the project manager, who is
responsible for managing all aspects of the project from planning to completion. The
project manager also communicates with the stakeholders and coordinates with the
contractors and subcontractors. The supervisor is responsible for leading a team of
workers and ensuring that they work efficiently and effectively. The supervisor also
provides guidance and support to the workers as needed, and monitors the quality
of the work by using a check list. The inspector is responsible for inspecting the
construction site and verifying that all work is done safely and correctly. The

construction to the project manager. These carers sometimes miss up with one
another, but they all work together to achieve the project goals.

Here are the roles of the following:

Resident Engineer: A resident engineer is a civil engineer who oversees the


construction process and staff for various projects, including buildings, roads, and
bridges. They make sure all of the construction is up to code, and they often work
both in the office and out on the construction site itself. Their main duties include
managing construction staff, obtaining materials, planning for construction,
evaluating work throughout construction, documenting and reporting on
construction .

Supervisor: A supervisor is responsible for overseeing a team of workers to ensure


that they are working efficiently and effectively. They are responsible for ensuring
that all work is completed on time and within budget. They also provide guidance
and support to their team members as needed .

Inspector: An inspector is responsible for ensuring that all work is completed


according to the specifications set out in the project plans. They inspect construction
sites to ensure that all work is being done safely and correctly. They also document
any issues or problems that arise during construction and report them to the project
manager .

Project Manager: A project manager is responsible for overseeing all aspects of a


construction project from start to finish. They are responsible for creating project
plans, managing budgets, coordinating with contractors and subcontractors, and
ensuring that all work is completed on time and within budget. They also
communicate with stakeholders to keep them informed about the progress of the
project .

Site Engineer: A site engineer is responsible for overseeing the day-to-day operations
of a construction site. They are responsible for ensuring that all work is being done
safely and correctly. They also coordinate with contractors and subcontractors to
ensure that all work is completed on time and within budget. Their main duties
include organizing materials, preparing cost estimates, providing technical advice
and suggestions for improvement on particular projects, diagnosing and
troubleshooting equipment as required .
Q#2) Identify the contract documents used for the visited
project, contract type and delivery method (system)
In this part , I will discuss the contract document of a construction project that I was
visited . The project was a 2B+G+12 apartment building in Addis Ababa, Ethiopia. The
client was the owner of the land and the project, and the contract value was
79,082,341 birr.

The contract document defined the scope, roles, responsibilities, and payments of
both parties. The contract delivery method was design bid build, which means that
the client hired a separate design consultant and then invited bids from contractors
for the construction work.

The contract document also specified the division of work among different
contractors. The client had already completed the earth work before signing the
contract with them.
the contractor work included the foundation and the vertical elements of the
building, such as columns, beams, and walls. The client also hired another
contractor, alfa post tension, to do the slabs of the building using post-pensioning
technology. Therefore, the contractor was the only responsible for the vertical parts
of the building.

The contract document also stated that the client would provide the reinforcement
bars for the concrete work and deliver them to the site. they had to bear all other
costs associated with the project, such as labor, materials, equipment, and
overheads.

The contract document also outlined the obligations of both parties. The client had
to pay to the contractor according to the agreed schedule and terms, provide access
to the site and utilities, approve their work and materials, and issue certificates of
completion and acceptance. they had to perform their work according to the
contract specifications and standards, comply with all laws and regulations, submit
progress reports and invoices, and rectify any defects during the defect liability
period.

The contract document also included a summary of bill of quantity, which showed
the breakdown of quantities and prices for each item of work. The summary of bill of
quantity was based on the design drawings and specifications provided by the
client's consultant.

The contract document was an important document that governed the relationship
between contractor and the client. It helped us to avoid disputes and
misunderstandings, and to ensure a successful completion of the project.

SUMMARY
As a general, I visited a construction site that was building apartments around carl
squarer and I wrote a report about it. I answered the questions that were asked and
I learned many things from this experience, such as how construction work is done,
what kinds of systems they use, how many professions collaborate for that project,
and how to read the contract document. As a student of construction technology
and management, I was very grateful for the people on the site who were very nice
to me and gave me what they had. I also appreciated the instructor who assigned me
this project.
