I KOMAL ASHOK BARVE age 26 years, (Aadhar No 940424896980)
an adult, Indian Inhabitant of Mumbai, Presently Residing at Room No
23210 Shanti Niketan, Near Mantri Park, Film City Road, Goregaon
East, Mumbai 400063. do here by state and declare on solemn affirmation
as under:

1. I say that, I come to know MRS. ANAGHA ANIL BAVKAR Residing

at : 213, SAMARTH SOCIETY, OPP. BEST NAGAR, MOTILAL
NAGAR NO 1, GOREGAON WEST, MUMBAI 400104 through Real
Estate agent MR. SANTOSH RAMESG PAGARE residing at
BHAGAT SINGH NAGAR 2, LINK ROAD, GOREGAON WEST,
MUMBAI 400104.
2. I say that, I have executed the Leave and License Agreement on 19th Day
of January 2023 for the period of 22 month commencing from 14/01/2023
and ending on 13/11/2024 between I and MRS. ANAGHA ANIL
BAVKAR with refundable Deposit of an amount of Rs 5,00,000/- (Rupees
Five Lakh Only). ( SAID PROPERTY: 213, UPPER FLOOR
SAMARTH SOCIETY, , OPP. BEST NAGAR, MOTILAL NAGAR
NO 1, GOREGAON WEST, MUMBAI 400104)
3. I say that, this is MRS ANAGHA ANIL BAVKAR and Real Estate
agent MR. SANTOSH RAMESG PAGARE who suggested me to sub let
the said property to MRS ANAGHA ANIL BAVKAR I.e. the original
owner of the said property.
4. I say that, I agreed to the suggestions of MRS ANAGHA ANIL
BAVKAR and MR. SANTOSH RAMESG PAGARE to sub let the said
property to MRS ANAGHA ANIL BAVKAR. I say that I sub let the said
property , Since beginning there was a problem to pay rent on time from MRS
ANAGHA ANIL BAVKAR.
5. I say that, Due to MRS ANAGHA ANIL BAVKAR’s behaviour I
terminated the agreement with her and I asked her to return my Refundable
Deposit Amount of Rs 5,00,000/- (Rupees Five Lakh Only).
6. I say that, I started to follow up by trying call to MRS ANAGHA ANIL
BAVKAR, even after termination of agreement MRS ANAGHA ANIL
BAVKAR failed to refund the Deposit amount to me, as such I visited her and
demanded the said amount, on which she replied that “ Do whatever you want
to do as I am not going to pay” . Sometimes she abscond to avoid me.
7. I say that, MRS ANAGHA ANIL BAVKAR with the intention to avoid
the liability toward the Refund of Deposit she started ignore my call and
messages.
8. I further say that, on one or other pretext MRS ANAGHA ANIL
BAVKAR had failed and neglected to refund the said amount to me and in-
spite of several request and reminders she did not cared to make the payment
till today. It was me who trusted on MRS ANAGHA ANIL BAVKAR and
MR. SANTOSH RAMESG PAGARE’s words and gave her deposit of Rs
500,000/- (Rupees five lac only) and now she is trying to hide from the her
liability. It is pertinent to note that in spite of several request she were reluctant
to repay the said amount to me.
9. I say that, on 15th January, 2024 as usual followup, I visited the place of
MRS ANAGHA ANIL BAVKAR but again she denied to refund my
Deposit of Rs 500,000/- (Rupees Five Lakh Only) also MRS. ANAGHA
ANIL BAVKAR and her son KARAN ANIL BAVKAR started abusing
me and his son physically hit me so forcefully and used very filthy
language with me.
10. I say that, after the above incident I lodge Complaint against MRS
ANAGHA ANIL BAVKAR and her son KARAN ANIL BAVKAR but
Goregaon Police Officials registered N.C.R. against MRS ANAGHA ANIL
BAVKAR and her son KARAN ANIL BAVKAR.
11. I say that, MRS ANAGHA ANIL BAVKAR is habitual offender and
she has done same kind of things with many people. She uses the political
reference to escape from such kind of situation. I say that there are multiple
N.C.R. against the MRS. ANAGHA ANIL BAVKAR for the same kind of
Cheating and fraud in Dindoshi Police station by “ Swati Dasgaonkar ”. I
further says that MRS. ANAGHA ANIL BAVKAR have taken money from
many people for the same property to as sublet and cheated & fraud people at
large.
12. I say that, MRS. ANAGHA ANIL BAVKAR, KARAN ANIL
BAVKAR and real estate agent MR. SANTOSH RAMESG PAGARE
has done the offence of cheating, fraud Criminal Breach of Trust,Cheating,
Fraud, Intentional insult with intent to provoke breach of peace,
Criminal Intimidation, Voluntarily causing hurt, Assault or criminal
force to women with Intent to outrage her modesty even knowing the fact
that MRS. ANAGHA ANIL BAVKAR is habitual offender.
13. Hence under the light of above facts and circumstances she have
committed the offence of CRIMINAL BREACH OF TRUST,
CHEATING, FRAUD, INTENTIONAL INSULT WITH INTENT TO
PROVOKE BREACH OF PEACE, CRIMINAL INTIMIDATION,
VOLUNTARILY CAUSING HURT, ASSAULT OR CRIMINAL
FORCE TO WOMEN WITH INTENT TO OUTRAGE HER
MODESTY. (Section 405, 415,420, 504,506, 326,354 of Indian Penal Code)
which calls prosecution
14. I therefore hereby request your good self to register an FIR against the
ANAGHA ANIL BAVKAR KARAN ANIL BAVKAR for offences of
CRIMINAL BREACH OF TRUST, CHEATING, FRAUD,
INTENTIONAL INSULT WITH INTENT TO PROVOKE BREACH
OF PEACE, CRIMINAL INTIMIDATION, VOLUNTARILY
CAUSING HURT, ASSAULT OR CRIMINAL FORCE TO WOMEN
WITH INTENT TO OUTRAGE HER MODESTY. (Section 405, 415,420,
504,506, 326,354 of Indian Penal Code).
