GENERAL REQUIREMENTS

A. GENERAL

- The work to be executed shall be done in accordance with the accompanying plans and
specifications
- All works to be done shall be in the best quality workmanship under the supervision of an
Architect or a Civil Engineer
- The construction shall conform to all the requirements of the National Building Code, as well
as the local rules and regulations of the City or Municipality
B. Scope of works
- Site preparation
- Complete construction of the building shall be done in accordance with the Architect
design , supervision until completion per plan and specifications
- Complete plumbing fixtures, septic vault and all piping to make system operational
- Complete electrical system includes fixtures, roughing in and wires to make system
operational.
- Painting materials must be Boysen brand for all paints
- Testing and adjustment/commissioning

SITE PREPARATION

A. GENERAL
- The building shall be leveled according to the plans and cleared rubbish, roots and other
perishable and objectionable matters to a suitable subgrade. All such unsuitable materials
shall be removed from the building site and spread uniformly over the areas adjacent the
proposed building, or otherwise disposed off as may be directed by the Architect or the
Engineer in charge of the construction.
- The contractor shall make the necessary temporary facilities such as the bodega and comfort
room. This section also includes temporary connections of electrical and plumbing utilities.

B. Excavation
- All excavations shall be made to grade indicated in the drawings, where the building site is
covered with any kind of fill, the excavation for footings should be made deeper until the
stratum for safe bearing capacity of the soil reached.
- Whenever water is encountered in the excavation process, it shall be removed by bailing or
pumping, care being taken that the surrounding soil particles are not disturbed or removed.
C. Backfilling
- After concrete for foundations reached the curing period to withstand pressure resulting
from fills, the materials removed from excavations shall be used for backfills around them.
- Backfills shall be placed in layers not exceeding 150mm in thickness, and each layer shall be
thoroughly compacted wetting, tamping and rolling.
TERMITE CONTROL

A. GENERAL
- This item shall consists of furnishing all materials and labor, and applying termite control
chemicals, including the use of equipment and tools in performing such operations in
accordance with this specifications.
- Toxicants classification to be used can be one of the following: Ty[e I – Liquid termite
concentrate, TYPE II – liquid termiticide ready mixed solution , or Type III – Powder
termicide.

B. Construction Requirements
- Soil Poisoning Treatment : can be done thru Cordoning or Drenching treatment. The general
contractor is suggested to coordinate with other related trades with a line of expertise for
this matter.
- Applications: The soil must be treated in the right condition with low moisture content.
Toxicant shall be applied 12 hours at least (12) hours prior to placement of concrete which
shall be in contact with treated materials.
- Wood Protection: where the application of wood preservatives is necessary , the contractor
shall use type II working solution as recommended by the supplier/manufacturer.
- Guarantee: The contractor shall give in service guarantee covering the treatment of termite
infestation or the repetition of the above stated termite control service without extra cost to
the owner.

CONCRETE WORKS

A. GENERAL
- All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and
aggregates , and should be deposited as nearly as practicable in its final position care being
taken to avoid segregation of the aggregates.
- Water to be used for mixing concrete =shall be clean and free from injurious amounts of oil,
acids, alkalis, salts and other organic materials.
- All reinforced concrete columns , beams and slabs shall be according to design as shown on
plan.
- Materials, Portland cement ASTM C 150 , Type I , Sand ASTM C 897

B. Proportioning
- All concrete works shall be done in accordance with the standard specifications for plain and
reinforced concrete as adopted by the Government. Cement to be used shall be HOLCIM
Portland Cement or equivalent.
- The following proportions of concrete mixtures shall be used for the various parts of the
building:
- 1. Columns and footings – Class A (1:2:4)
2. Wall footings – Class A (1:2:4)
3. Reinforce concrete Beams and Slabs – Class A (1:2:4)
4. Slab on fill – Class B (1:2 ½:5)
- the fine aggregate for concrete shall consist of natural sand , or of inert materials with
similar characteristics, having clean, hard and durable grains, free from organic matter or
loam. The coarse aggregate for concrete shall consists of crushed rock of durable and strong
qualities or clean and hard gravel. Size of the coarse aggregate shall vary from 20mm to
40mm

C. Forms & Scaffolding


- All forms for concrete shall be properly braced or connected together so as to maintain the
correct position and shapes of the concrete members. Forms shall be constructed
sufficiently tight to prevent bulging and seepage of water.
- Forms shall not be removed until concrete has attained sufficient strength to support its own
weight and any loads that may be placed on it.
- Scaffoldings must be properly braced to prevent accidents. Scaffolding materials may be
lumber or steel.
D. Concrete Slab Floors On fill
- Concrete slabs on fill shall be poured on a gravel bed not less than 100mm thick. Each
concrete slab course to be poured shall not be more than one meter wide, and each course
shall be poured alternately to the indicated floor finish.

STEEL WORKS

A. General ( Cross Reference)


- CONCRETE : for installation of foundation bolts.
- TILING: For waterproofing wet areas
- CLADDING AND LINING
- ROOFING
- PAINTING

B. Steel Reinforcements
- All steel reinforcing bars to be used in the construction shall consist of round deformed bars
with lugs, projection on their sides to provide a greater bond between the concrete and the
steel. Sizes range is 10mm dia., 12mm dia., and 16mm dia.
- All steel reinforcing bars shall be accurately placed and secured against displacement by
tying them together at each bar intersection with gauge #16 galvanized iron wire.
- The steel reinforcing bars indicated for footings, columns, slabs, beams, girders and other
concrete members shall all conform to the number , size and spacing as indicated in the
drawings or schedule of steel reinforcements.

C. Steel Grilles & ornamental railings


- General: For smooth fabrications exposed to view in the completed work, provide materials
with smooth, flat, surfaces without blemishes. Do not use materials with exposed pitting.
Seam marks., roller marks or roughness.
- Steel and iron: Provide steel and iron in form indicated to comply with the following
requirements
- Tubing: cold formed, ASTM A 500 steel plate and Bar: ASTM 3

D. Materials and components


1. Steel construction: cold – formed steel
- Cold formed section from zinc coated steel or aluminum / zinc alloy coated steel to AS
1397/Z275 or AZ 150. Girts and purlins Z450 coating.
2. Self-Drilling screws
- Standard : To AS 35661
- Generally: corrosion resistance class 2, AS 3566.2
- Exterior applications: Corrosion resistance class 4 , As 3566.2
3. Flashings and damp-proof courses
- Standard’s As/NZS 2904.
4. Galvanizing
- Galvanized mild steel components (including fasteners) to AS 1214 or AS/NZS 4680, as
appropriate, if exposed to weather; embedded in masonry; or in contact with chemically
treated timber.
5. Electro galvanizing
- Ferrous hollow and open sections: to AS 4750
6. Thermal Break
- Roof: where metal sheet roofing is fixed to metal purlins, metal rafters or metal battens,
provide a thermal break, consisting of a material with an R value of not less than R).2
installed between the meatal sheet roofing and its supporting metal purlins, metal rafters or
metal battens.
- Walls: where lightweight external cladding such as weatherboards, fiber cement or metal
sheeting is fixed to a metal frame provide a thermal break, consisting of a material with an R-
value of not less than R).2, installed between the external cladding and the metal frame.

TIMBER CONSTRUCTION

A. General
- Lumber shall be approved quality of the respective kind required for the various parts of the
work , self-seasoned , thoroughly dried and free from large, loose and unsound knots , sap,
shakes or other imperfections impairing its strengths, durability and appearance. Tanguile
shall be used for door jambs, cornets, hangers, ceilings. Joist and other framings. Lumber
standards must comply with Philippine Lumber Standard and with applicable grading rules of
local inspection agencies.
BLOCK CONSTRUCTION

A. General (Masonry)
– concrete hollow blocks to be used in this project shall be 5 inches thick. All exterior concrete
hollow blocks to be used for the first-floor walls shall be at least 150mm thk, white concrete
hollow blocks for interior walls unless otherwise indicated, shall be 100mm thk. For interior CHB
walls where plumbing pipes and fittings shall be located, the thickness shall be at least 150mm
thk.
- Concrete hollow block walls shall be laid, and the cells filled with cement mortar consisting
of one part Portland cement and 3 parts sand by volume. They shall be reinforced with
round deformed bars, 10mm diameter , spaced not more than 1.20m on center, both ways.

ROOFING

a. General
-Asphalt shingles: Asphalt Shingles: fiberglass reinforced, laminated type, square butt.
1. ASTM D3462/D3462M and ASTM D3018/D3018M, Type I, self-sealing
2. ASTM D3161/D3161M, // Class D or F // class F// wind resistant.
3. UL 790 Class A fire resistance
4. Minimum weight: 10.3kg/square meter (210lbs. /100 square feet)
-ROOFING NAILS: ASTM F1667 , TYPE I , STYLE 20, GALVANIZED STEEL , DEFORMED
SHANKS ,heads 10mm to 11 mm (3/8 inch to 7/16 inch) diameter.
1. nails for shingles: 32mm (1 ¼ inches) long.
2. nails for felt: 19mm (3/4 inch) long.
-ROOFING UNDERLAYMENT: organic felt: ASTM D226/D226M, type I. Self-adhering modified
Bituminous Underlayment: ASTMD1970/D1970M.
-METAL FLASHING: Provide metal roof flashings, including apron flashings, step flashings, valley
flashings, drip edges and vent pipe flashings specified in Section 07 6000, FLASHING AND SHEET
METAL.
-RIDGE VENTS: RIDGE VENTS – MANUFACTURERS standard ridge vent for use under asphalt
shingles.
-INSTALLATION: Install products according to manufacturers instruction and approved submittal
drawings

DOORS AND WINDOWS

- Solid wood doors and hollow – core doors – material : kiln dry for solid door and ordinary
Taguile for hollow- core wood doors and approved equivalent
- Install wood doors to comply with manufacturers written instructions, referenced quality
standard, and as indicated on drawings.
- PVC door shall be in quality standard “poly door” brand or approved equivalents; extend and
- Aluminum framed (for sliding ) windows with ¼ thk bronze glass. Materials shall conform to
good quality and to be installed by the required fabricator and must comply with
manufacturers specification and recommendations for installation of window units ,
hardware , operators and other components the work.
- 6-8mm tempered glass are specified for other items and polyglass on specific areas.

TILE WORKS

A. General
- Size as indicated on drawings , slip resistant surface , color as selected by the designer and
approved by client
- Floor and wall pattern layout shall be submitted by the designer showing specific tile sizes,
dimensions and details of all surfaces to receive tile.

B. Installation
- Perform dry laying for approval
- Ensure that all surface are all smooth and leveled
- Recommended grout
- Curing time recommendation and implementation

PAINTING

A. GENERAL
- All paints shall be od quality not inferior to that required by the project
- Paints shall be ready mixed as specified by the designers
- The mock up color/tints of paints on site, unless indicated shall be approved by the designer
or client

WATERPROOFING

a. General
- This item shall consist of furnishing all materials, labor, equipment, plant and other facilities
required
- Material requirement: (a) integral waterproofing – shall be cementitious powder pre mix
admixture or water base surface coat conforming with IS. (B) membrane waterproofing –
shall be Osmo – seal powder, liquid elastomeric for extra flexibility and resiliency. Shall be
applied thru notched trowel squeegee, roller, paintbrush or airless spray and shall remain
tight under condition of expansion, contraction and vibration

GYPSUM / FICEM BOARD

- 12mm thk gypsum board / ficem board shall be typical use thickness
- Fiber cement board or moisture resistant ply board shall be used as backer boards and
ceiling wet areas
- Use type “X” fIrebode gypsum board, or equivalent, where necessary to comply with all fire
rated assembles

PLUMBING AND SANITARY

A. General
- All plumbing works for this project shall be done in accordance with the approved plans and
under direct supervision
- Piping shall be properly graded or pitched to ensure easy circulation, drainage and prevent
water hammer and noise.
B. Fixtures and accessories
- The plumbing fixtures and accessories to be provided and install shall be as follows:
- 1. Water closet – royal tern or approved equivalent
- 2. Lavatories – royal tern or approved equivalent
- 3. Kitchen sink – stainless steel
- 4. Shower heads – royal tern
- 5. Soap holder – royal tern
- 6. Toilet paper holder – royal tern
