Contract Sample
This CONTRACT OF LEASE, made and entered into these 15 th day of April, 2005
at Catbalogan, Samar, Philippines, by and between:
Jacinto D. Bohol Jr. married of legal age, Filipino, and with resident and postal
address at 515 Del Rosario St. Catbalogan, Samar, hereinafter referred to as the LESSOR;

WITNESSETH
1. That the LESSOR is the absolute owner of the premises located at 515 Del Rosario
Street, Catbalogan, Samar, Philippines. The ground floor of the building situated
on the Land Title I-4295 under tax declaration No. 01-016 at del Rosario St.,
Catbalogan, Samar. That the LESSOR warrants the peaceful possession and
enjoyment of the premises to the LESSEE.
2. That the term of this lease shall be for Five (5) Years commencing on May 1, 2017
and ending on April 30, 2020 renewable at the discretion of either the lessor or
lessee.
4. That this contract is a continuation of the contract of lease that we have entered into
last 15th day of April, 2005 at Catbalogan Samar, under Doc No. 49, Page No. 10,
Book No. XXXIII, Series of 2005.
5. That any and all of permanent improvements introduced by the lessee that is nailed
into the building or structure shall be lift to the LESSOR at the expiration of this
Lease Contract.
6. The LESSEE shall from time to time pay all the charges of water, electric bills and
such other services of the leased premises.
7. The LESSEE shall not directly or indirectly sublease the premises or any portion
thereof, or assign or transfer her right of lease to the whole part of the leased
premises under any circumstances whatsoever.
8. That the LESSEE shall permit the LESSOR or his authorized agent or
representative to enter and view the condition of the premises at reasonable time
and in a manner convenient to the LESSEE.
9. Any violation of the terms provided for in this contract of the part of the LESSEE,
shall be sufficient ground from AUTOMATIC termination of the lease.
10. That the LESSEE should turn over quietly and peacefully to the LESSOR the
premises in the same condition in which he shall have found them at the termination
of the lease.
11. That in case of court litigation by virtue of non-payment of the agreed rent or any
other breach of this contract of the part of the LESSEE, the LESSOR shall be
entitled to collect P10,000.00 as liquidated damage and P10,000.00 as attorney’s fees
exclusive of the cost legally accused.
12. That in case the LESSEE would vacate the premises for less than a year, the said
deposit shall be forfeited and shall be obliged to pay for the remaining months of the
contracted annual rental.
IN WITNESS WHEREOF, the parties hereto caused this instrument duly executed
on the day, month and place therein above mentioned.
