 General Notes
This set of Specifications shall govern the methods of construction and kinds of materials to
be used for the proposed Project shown on the accompanying plans and detailed drawings.

The plans, detailed drawings and the specifications shall be considered as complementing
each other so that what is mentioned or shown in one, although not mentioned or shown in the other,
shall be considered as appearing in both. Any conflict to be found between the two should be
referred to the designing Architect for clarification.

All parts of the construction shall be finished with first class workmanship to the fullest talent
and meaning of the plans and the specifications, and to the full satisfaction of the designing architect
and the project owners.

Any defective material or poor workmanship should be replaced or improved by the


contractor without additional coast to the owner.

The construction shall conform to all the requirements of the National Building Code of the
Philippines and the rules and regulations enforced in the locality.

CLEARING THE SITE


The area where fence will be erected shall be leveled to a suitable grade according to the
plans. It should be cleared of rubbish, roots and other perishable materials.

Such unsuitable materials shall be spread over areas adjacent to the proposed building, or
disposed of as may be directed by the Architect or Engineer who is in charge of the construction.

EXCAVATION FOR FOUNDATION


All excavation shall be made to grade indicated in the drawings. Where the building site is
covered with any kind of fill, the excavation for footings shall be made deeper until the specified safe
bearing capacity of the soil is reached.

If water is present at the excavation site, it shall be removed by bailing or pumping. Great
care should be taken in order that the surrounding soil is not eroded or cave in.

BACKFILLING OF EXCAVATIONS
When the concrete poured for the foundation has hardened and can already withstand the
pressure resulting from fills, the materials removed from excavations shall be used for backfilling
them.

The fills and backfills shall be placed in layers not more than 150mm (6”) in thickness. Each
succeeding layer shall be thoroughly compacted by wetting, tamping and rolling.

CONCRETE WORKS
Concrete should be mixed thoroughly such that there is uniform distribution among the
cement and aggregates. The concrete should be vibrated and its forms should be tapped as it is
deposited to its final position, to prevent formation of voids in the concrete member which will
weaken the building.

Water to be used for mixing concrete shall be clean and free from injurious amounts of oil,
acids, salt, alkalis and other organic materials.

PROPORTIONING OF CONCRETE MIXTURE


All concrete works for this project shall be undertaken in accordance with the standard
specifications for plain and reinforce concrete as approved by the Government.

The following proportion of the concrete shall be used for the various parts of the building:

 Footing and Columns ……….. Class A ( 1: 2 : 4 )


 Conc. Hollow Blk. Footings ……. Class B ( 1 : 2-1/2 : 5)

Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4 parts coarse
aggregate by volume, plus enough water to make the mixture into a pliable paste.

Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5 parts
coarse aggregate by volume, plus enough water to make the mixture into a pliable paste.

The fine aggregate for concrete shall consist of natural sand or of inert materials with similar
characteristics, having hard, clean and durable grains, free from organic matters or loam.

The coarse aggregate for concrete shall be of crushed rock of durable qualities, or clean and
hard gravel. Size of the coarse aggregate to be used shall vary from 200mm (3/4”) to 400mm (1-
1/2”).

FORMS FOR CONCRETE WORKS


Forms for all reinforced concrete shall be adequately supported and brace or tied together to
maintain the correct positions and the shapes of poured concrete. Wooden forms shall be constructed
sufficiently tight to prevent the bulging of concrete members upon pouring or leaking/draining of
water during curing.

The forms shall not be removed until the concrete has attained sufficient strength to support
its own weight and any temporary loads placed on it.

STEEL REINFORCING BARS


Steel reinforcing bars to be used for this project shall consist of standard deformed structural
bars meeting ASTM specifications.

The steel reinforcement for concrete shall be formed accurately according to the sizes of the
columns, beams and girder, footing, slabs etc., where they are to be used. They shall be tied together
at each bar intersection with gauge No. 16 G.I. wire or by welding.

No steel reinforcement should be installed unless it is free from rust, scale or other coating
which would destroy or reduce the bond with concrete. The reinforcement bars must be position such
that there is space between the steel at the sides and the bottom of the forms.

CONCRETE HOLLOW BLOCK & PLASTERING


Concrete hollow blocks to be used in this project shall be of any brand of equal quality
readily available in the locality. Use of such shall be approved by the Project Engineer and the
Owner/s.

All cells of concrete hollow blocks to be laid shall be filled with cement mortar mixture of 1
part cement and 3 parts sand, by volume. The horizontal joints between units shall be provided with
1:3 cement mortar mix. At least 10mm thick.

Concrete hollow blocks to be used shall be 4”x8”x16”.

All concrete hollow block walls shall be reinforced with 10mm diameter deformed bars both
ways for every concrete hollow block laid horizontally and vertically.

All surface area of the fence, outside and inside of the perimeter fence shall be plastered. The
thickness will be ½” thick. Fine wash sand shall be used for this project.

1.0 General Notes

1.1 The contractor shall verify all dimensions and conditions at the site, and shall notify the engineer
of discrepancies between actual conditions and information shown on the drawing before
proceeding with the work. This shall include the location and dimensions of grooves, sleeves,
curbs, openings, embedded or attached items, etc. Refer to architectural, mechanical, electrical
and plumbing drawings.
1.2 All dimensions shall take precedence over scale shown on plans, sections or details. Notes and
details on drawings shall take precedence over general notes and typical details. All dimensions
are in meter unless otherwise specified.
1.3 The contract structural drawings and specifications represent the finished structures. They do not
indicate the method of construction unless so stated. The contractor shall provide all necessary
measures to protect the structures. Adjacent properties, workmen and other persons during all
phases of construction. The contractor shall immediately notify the owner and/ or the engineer of
the structure for cause distress in the structures.
1.4 Construction materials shall not be stored on poured floors. It is the general contractors
responsibility to ensure that the subcontractors are informed and do not violate this important
requirement.

1.5 The contractor shall provide temporary erection bracing and shoring of all structural members as
required for structure stability during all phases of construction where sequence of activities and
method of placing shoring are indicated (as in the demolition of existing structural elements).
They shall be strictly followed. The engineer shall be consulted before any deviation form
prescribed sequence and method are made.
1.6 The contractor shall take all steps necessary to ensure the proper alignment of the structures after
the installation of all structural and finish materials.
1.7 Typical details and general notes shall apply to all parts of the job unless otherwise shown on the
drawings.
1.8 The contractor shall immediately notify the engineer of any condition which in his opinion might
endanger the stability of or cause distress to the structure.
1.9 Rebars of existing walls, column and floor slabs-blasted to bare if any shall be sand-white metal
finish before they are welded to new structural steel beams and columns or splices to newly
installed rebars. Where concrete epoxy adhesive is required to fill the gap between an existing
and new structural member, existing concrete surface shall be subjected to minimum 6000psi
high pressure water jet until loose particles are remove and the surface is sufficient roughened.
All prepared surface shall be protected from dust and shall be subjected to medium pressure
water spraying immediately before epoxy application.
1.10 The contractor shall submit to the engineer for approval shop drawing showing the proposed
fabrication and installation of all metal works. No work shall start until the shop drawings have
been approved, and all works shall conform to the approved shop drawings.

3.0 Materials

3.1 Normal weight concrete


3.1.1 Concrete use in this work shall have a minimum compressive strength @28 days
f’c=24 MPa (3,500psi) for all reinforce concrete elements
3.1.2 All concrete shall be deposited, vibrated and cured in accordance with ACI standard

3.1.3 Minimum concrete cover for reinforcing bars shall as follows:


1. Beams and columns (to stirrups and ties) = 40mm
2. Reinforced Concrete Suspended Slab = 25mm
3.2 Reinforcing bars
3.2.1 Unless otherwise specified on plans, all reinforcing bars shall be deformed with a
minimum yielded strength
fy = 276 MPa for 16mmØ bars and larger. Grade 40 (40 Ksi)
fy = 228 MPa for 10mmØ & 12mmØ sec. bars (ties and stirrups) Grade 33 (33 Ksi)
3.2.2 All reinforcing bars shall be clean of rust, grease or other materials which tend to
impair bond.
3.2.3 All reinforcing bars shall accurately and securely place before pouring concrete or
applying mortar grout.
3.2.4 Lapped splices shall be staggered where possible.
3.2.5 Unless indicated otherwise, splicing of reinforcement shall be in accordance with
NSCP2015, except that the minimum lap splice shall be 40 bar diameters but not
less than 600mm.
3.2.6 Unless shown otherwise on plans, splices shall be as follows:
A. Beams: top and bottom bars shall not be spliced within the column or
within a distance of twice the member depth from the face of the column:
at least two extra stirrups – ties shall be provided at all splices, the splice
length shall not be less than 1.5 X LD (development length), but not less
than 500mm.
B. Columns: splices when permitted shall be made within the center half of
column height, and the lap splice shall not be less than 40 bar diameter.
3.2.7 Unless indicated otherwise all beams terminating at the column shall have top and
bottom bars extending to the far face of the column and terminating in a standard
hook 90⁰ hook or extending to the opposite beam.
3.2.8 Shop drawings for bending & cutting of reinforcement shall be submitted for approval
to the engineer prior to fabrication.
3.2.9 Development length ld of reinforcing bars shall be as follows.

Concrete Masonry units

4.4.1 CMU used in these works shall have a minimum ultimate compressive strength @ 28 days
f’m = 3.5 MPa. (500psi)

4.4.2 All cells shall be solidly filled with concrete mortar, concrete mortar shall have a minimum
compressive strength of 17.20 MPa (2500 psi) @ 28 days.

4.0 Construction Joints

4.1 Construction joints not indicated on plans shall be made so as to least impair the strength of the
structure and shall be subject to the approval of the engineer.
4.2 Unless shown otherwise, slab on grade shall have control joints @ 6.00 m maximum center to
center.

5.0 Embedded Pipes in Concrete Structural Members

5.1 All embedded pipes for utilities, etc., shall be of maximum size of 100mmØ single pipe of
material as specified on the plan of as approved in writing by the structural engineer. Embedded
pipes not indicated on plans shall be made so as to least impair the strength of the structure and
shall be subject to the approval of the engineer.
5.2 Such pipes when so embedded shall not take up more than (6) percent of the gross area of the
concrete member.
5.3 Embedded pipes across beams shall be placed above mid-height of the beam within L/4 from the
support or below mid-height of the beam if placed at the middle half of the beam’s length.
