DEED OF SETTLEMENT
This DEED OF SETTLEMENT executed on this 16 th day of November 2022 at
Chennai between Mr.Ilangovan S/o. Jayaraj aged about 77 residing at No.81, Anna Nagar, Adyar, Chennai 600 111 (hereinafter called SETTLOR). Mr.Kathiravan S/o. Ilangovan aged about 30 years residing at No.81, Gandhi Nagar, Adyar, Chennai 600 111 (hereinafter called SETTLEE). Which term shall mean and include their respective heirs, legal representatives, executors, administrators, assigns etc. WHEREAS the Settlor is the owner and in possession of an immovable property more fully set out in the Schedule hereunder and certain movable assets in the form of jewellery, household goods, etc,. AND WHEREAS the Settlor is desirous of settling the same infavour of his son SETTLEE to avoid any dispute in future as Settlor is of 77 years of age is not keeping good health. AND WHEREAS there is no impediment in settling the said property as the Settlor has got the same in succession from his father and the father of Settlor had died intestate and the Settlor is desirous of executing this Settlement Deed to avoid further devolution of the property. NOW THIS DEED OF SETTLEMENT WITNESSETH AS FOLLOWS: In pursuance of the above, the Parties herein mutually agree as follows: 1.THAT by way of this settlement, entire property shall stand settled and Settlee shall be entitled for the entire property and entire jewellery and movables. 2. That hereafter the Settlee shall become absolute owner of the share and settlor have no right, title or interest in the same. 3. That after execution of this Settlement Deed the Settlee shall be individually liable for payment of all statutory liabilities in the form of House Tax, Water and Electricity charges. 4. That Settlee shall be free to deal with the property the way he desires and Settlor will have no objection to the same. 5. The Settlor has handed over all the original document and patta copy of the said schedule mentioned property also to the SETTLEE and the SETTLEE can get the patta transferred in his name and enoy the property absolutely and peacefully. Schedule of the Property All that part and parcel of house the property measuring an extent of 1000 sq ft and the building thereon situated at No.81, Gandhi Nagar, Adyar, Chennai 600 111 and bounded by NORTH: Public Road SOUTH: Gandhi Mandabam EAST: Public Road WEST: ABC Dental Hospital Market Value of the property is 15 Lakhs (Rupees Fifteen Lakhs Only).
