SETTLEMENT DEED

This Settlement Deed is made and executed on this 10th day of April, 2025, at New Delhi by:

MR. RAMESH SHARMA, aged 68 years, S/o Late Harish Sharma, residing at 8A, Model Town,
New Delhi – 110009 (Aadhar No. 1234 5678 9101), hereinafter referred to as the
'SETTLOR'.

IN FAVOUR OF

1. MR. AMIT SHARMA, aged 40 years, S/o Ramesh Sharma, R/o 14, Pitampura, Delhi –
110034 (Aadhar No. 5678 9101 2345), and

2. MS. NEHA SHARMA, aged 36 years, D/o Ramesh Sharma, R/o 88, Rajouri Garden, Delhi –
110027 (Aadhar No. 9101 2345 6789),

hereinafter collectively referred to as the 'SETTLEES'.

WHEREAS the Settlor is the absolute owner of the residential property bearing number 8A,
measuring 300 Sq. Yards, situated in Model Town, New Delhi, by virtue of Sale Deed dated
10/02/1992.

AND WHEREAS the Settlor has decided out of love and affection to settle the aforesaid
property in favour of his children, the Settlees, without any monetary consideration.

NOW THIS DEED WITNESSETH AS UNDER:

1. That the Settlor hereby transfers and settles the aforementioned property in favour of the
Settlees jointly, to be enjoyed by them in equal share.

2. That the Settlees shall be entitled to get the property mutated in their joint names in the
records of the municipal and other local authorities.

3. That the Settlor hereby relinquishes all rights, titles and interests in the said property.

4. That the Settlees shall have full authority to deal with the property henceforth, including
selling, leasing, mortgaging, or constructing upon it.

5. That this Settlement Deed is irrevocable.
