DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE (the “Deed”) is made and executed this ___ day of
______________, by and between:

BENILDA F. MARCELO, of legal age, widow, Filipino, and resident of 111-F M.R. Flores St., Brgy.
Sto. Rosario Kanluran, Pateros, Metro Manila, (hereinafter referred to as the “SELLER”);

- and -

AMADO P. DANTES, of legal age, Filipino, married to REMEDIOS C. DANTES and a resident of
Brgy. San Pablo Propio, San Simon, Pampanga (hereinafter collectively referred to as the “BUYER/S”);

WITNESSETH:

WHEREAS, the SELLER is the registered owner of a parcel of land located at Brgy. San Pablo
Propio, San Simon, Pampanga and covered by Transfer Certificate of Title No. 042-2023034340
containing a total area of ONE HUNDRED ONE (101) SQUARE METERS, more or less, and more particularly
described as follows:

TRANSFER CERTIFICATE OF TITLE No. 704400-R

“A parcel of land (Lot 564-B, Plan No. PSD-03-265739, a portion of Lot 564, San Simon Cadastre,),
situated in Brgy. San Pablo, Municipality of San Simon, Province of Pampanga, Island of Luzon, with
technical description as follows:

Xxxxxxxxxxxxxxxxx containing an area of ONE HUNDRED ONE (101) Square Meters, more or less.

NOW THEREFORE, for and in consideration of the sum of ONE HUNDRED THOUSAND PESOS (P
100,000.00) Philippine currency, receipt in full is hereby acknowledged to her entire satisfaction, the
SELLER do hereby SELL, TRANSFER and CONVEY, unto the said BUYER/S, their heirs and assigns, the above
mentioned parcel of land.

That the SELLER hereby warrants her title over the land above-described, with full right to dispose
of the same, free from all liens and encumbrances, and that henceforth, full right of ownership and
possession of the property shall pertain to the BUYERS.

It is hereby agreed and stipulated by and between the Buyer that all the taxes including VAT,
Capital Gain Tax, Documentary Stamp Tax, Real Estate Tax and all other expenses necessary for the
transfer of the title in the name of the BUYER shall exclusively be for the account of the BUYER.

IN WITNESS WHEREOF, We have hereunto set our hands this ___th day of
