ESTATE OF LUCIANO SANTOYO AND ANGELINA VIRAY

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT, was made and executed in the City of


___________________, by and among:

MARIA ELOISA V. SANTOYO, of legal age, single, Filipino citizen,


and with residential address at 42 Cayetano St.,Brgy. Karuhatan, Valenzuela
City;

MARIA TERESA V. SANTOYO, of legal age, single, Filipino citizen,


and with residential address at 42 Cayetano St.,Brgy. Karuhatan, Valenzuela
City;

ALBINO RAY V. SANTOYO, of legal age, married to Jocelyn A.


Santoyo, Filipino citizen, and with residential address at 42 Cayetano
St.,Brgy. Karuhatan, Valenzuela City;

WITNESSETH

WHEREAS, LUCIANO SANTOYO AND ANGELINA VIRAY both died intestate


on 06 August 1985 and 04 October 2021, respectively, leaving their estate to their legal
heirs. Copy of their Certificate of Death are hereto attached and marked as annexes “A”
and “B”, respectively;

WHEREAS, the above described persons are the legal heirs of LUCIANO
SANTOYO AND ANGELINA VIRAY being the legitimate children of the above-named
decedents who died intestate;

At the time of their death, the deceased left parcels of land situated in Valenzuela
City and Meycauayan, Bulacan, covered by Transfer Certificate of Title No. B-4623 and
Transfer Certificate of Title No. T-83.722 (M), respectively, which are more particularly
described as follows, to wit:

WHEREAS, it is to the best interest of the parties hereto to divide, partition and
adjudicate among themselves the real property above-described extrajudicially in
accordance to the pertinent laws of the Philippines;

NOW, THEREFORE, for and in consideration of the foregoing premises, and


invoking the provision of Sec. 1, Rule 74 of the Revised Rules of Court, the parties
hereto have agreed as they hereby do so agree, to divide, partition and adjudicate the
above estate as provided by law.

IN WITNESS WHEREOF, the parties hereunto set their hands this
