Sub: Cancellation of Registered lease Agreement for the premises located Raghuveer Tower
CHS Ltd, Borivali West, Vide Registration No: 11927 dated 23 rd July 2024. registered at the
Sub-registrar office at Borivali, dated

Dear Sir,

In reference to the above mentioned subject and further to our telephonic conversations we
had over the last few days, and as agreed mutually we hereby like to inform you that for the
reasons mentioned below we like to cancel the lease agreement executed between us.

1. Since the property under your ownership located on the First Floor bearing unit no
101 and 102, at Raghuveer Tower CHS Ltd, Chamunda Circle, Borivali (West) was
leased out by us, for the purpose of setting up a IVF Hospital.
2. However, while we approached the concerned health department and officer, for
the processing of the required permission to begin our infra-work and licence
procurement work, we were informed that the Building Change of Use has to be
converted from Commercial Usage to Hospital use for the said leased out floor.
3. As per our discussion, and as stated from your end that you are not willing to do the
change of Use into Healthcare, we have mutually agreed to terminate the lease
agreement with immediate effect, from the date of this letter.
4. It is also been agreed between us, that you will return the Security Deposit paid by us
to you post deduction of your share of Stamp Duty and Registration Cost, incurred by
yourself at the time of the lease registration.

We, hereby request you to acknowledge the receipt of this letter, being send by email and
hardcopy delivered in person/speed post and process the refund of the Security Deposit
amount at the earliest day of the receipt
