Zoning- Zoning affects the type of development allowed for example informal missed
development, comprehensive residential schemes, low density residential, agricultural
/residential mixed among others, plot coverage and plot ratio. These control measures
affect the type of development as well as size thus affecting the cost of the
development.
a. Availability of Materials
A design should try as much as possible to exploit the use of locally available materials.
This will cut down on cost of transport hence reduce the overall cost of the building. The
designer should therefore try, as much as possible, to incorporate in the design use of
locally available materials. This should not comprise on other aspects of design like
aesthetics, structural fitness etc. The materials to be sourced locally should be subjected
to minimum required standards.
b. Running/Maintenance Costs
A building may be designed such that it is cheap to construct initially only for the
maintenance costs to be unmanageable. The designer should take into consideration
issues of future maintenance of the building and ensure that materials used do not
impose unnecessary burden to the owner either due to frequent need for maintenance or
other complications when refurbishment is required. Consideration should be given to
use of the building. This influences the level of exposure of the building to wear and tear
hence determines the need for periodic maintenance. Public buildings will require
different types of finishes and also fittings as opposed to private ones.
