Contract of Lease Almario
-AND-
WITNESSETH:
WHEREAS, the LESSEE are desirous of renting the said PORTION of lot;
WHEREAS, the sketch plan showing the particular location of the said PORTION
consisting of 75.25 square meters, which is the subject of this CONTRACT OF
LEASE, is hereto attached and made an integral part of this agreement and such sketch
plan is acknowledged by the parties by affixing their signatures therein;
NOW THEREFORE, for and in consideration of the foregoing mutually agreed upon
covenants stated herein, the LESSOR hereby lease unto the LESSEE subject to the
following terms and conditions:
1. PERIOD - The CONTRACT OF LEASE shall be for a period of TEN (10) YEARS,
commencing on June 1, 2024 and RENEWABLE at the discretion of the LESSOR;
2. PURPOSE- During the period of the lease, the LESSEE shall use the leased
premises for business;
3. RENTAL - The amount of rental is FIVE THOUSAND PESOS (Php 5,000.00) per
month;
4. IMPROVEMENTS - Only the portion of the leased premises labeled in the Sketch
Plan as “Subject for Development” consisting an area of 55 SQUARE METERS
may be constructed upon and made improvements thereon; as for the remaining
portion of the leased premises comprising of 20.5 SQUARE METERS and labeled
on the Sketch Plan as “Existing Building for rental purposes”, the LESSEE shall
not make any renovations, improvements, or changes in the structures thereon;
5. Any structure built and improvements made on the leased premises shall pertain
solely to the LESSOR after the expiration or termination of this Contract of Lease;

6. TAXES - All taxes, assessment and other burdens validly levied or asserted by
any legally constituted authority against the leased premises shall be paid and due
solely by the LESSOR;
8. CHARGES AND UTILITIES - The LESSEE shall pay for the consumption of
water, electricity and other utilities in the leased premises;
9. Should the leased property be alienated, the LESEE shall be given preference to
purchase the same at a reasonable price and may be sold to the other parties
should the LESEE decide not to purchase the same; and
10. The parties agreed that any action arising from this contract shall be filed
exclusively in the proper court of Southern Leyte, Philippines.

NOTARIAL ACKNOWLEDGMENT
BEFORE ME, a Notary Public for and in the Municipalities falling under the territorial
jurisdiction of RTC-Branch 26, San Juan, Southern Leyte, Philippines, this
_______________, at Hinundayan, Southern Leyte, Philippines, personally appeared the
above-named parties with their respective competent proof of identity indicated below their
names, known to me to be the same persons who executed the foregoing instrument and
they acknowledged to me that the same is their own free act and deed.
