LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE, made and entered into by and between:

PABLITO Z. LEAÑO, of legal age, Filipino, and with residence and postal address at A-58
Poblacion, La Trinidad, Benguet, hereinafter referred to as the LESSOR.

-AND-

JOANNE SAMPILO,of legal age, Filipino and with residence and postal address at KE-09
Cruz, La Trinidad, Benguet ,and hereinafter referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of a commercial building located at Poblacion, La


Trinidad, Benguet covered by Assesment of Real Prooerty No. 99-001-01422

WHEREAS, the LESSEE, desires to lease one unit of the commercial building located at the 1 st
floor and the LESSOR is willing to lease the same unto the LESSEE subject to the terms and
conditions herein specified;

NOW THEREFORE, upon the foregoing recitals, the LESSOR hereby delivers by way of lease
and the LESSEE hereby accepts and leases the aforementioned unit upon the following terms
and conditions, to wit:

TERMS AND CONDITIONS

1. PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE for
business purposes only and other related activities provided no liquor of whatever kind is to be
sold. It shall not be diverted to other uses. It is hereby expressly agreed that if at any time the
premises are used for other purposes, the LESSOR shall have the right to rescind this contract
without prejudice to its other rights under the law. The LESSEE shall comply with all existing
local and national rules and regulations affecting their activities.

2. TERM: This term of lease is for SEVEN (7) MONTHS. From June 10, 2023, to DEC. 31,
2023 inclusive. Upon its expiration, this lease may be renewed under such terms and
conditions as may be mutually agreed upon by both parties. However, the LESSOR or the
LESSEE is given the right to terminate the lease upon written notice served on either party at
least 60 days prior to termination.

3. RENTAL RATE: The monthly rental rate for the leased premises shall be in Pesos,
TEN THOUSAND (P 10,000.00), Philippine Currency. All rental payments shall be payable
to the LESSOR. However, the LESSEE shall deposit an amount of NINETY THOUSAND
PESOS (P 90,000.00).

4. That the monthly rental shall be paid every 1st day of each succeeding month starting on
JUNE 1 2023.

5. UTILITY SERVICES: The LESSEE shall pay for its telephone, electric, cable TV, water,
Internet, and other public services and utilities during the duration of the lease. The LESSEE
warrants that payment of said utilities shall be timely made.

6. The LESSEE shall not make or cause to be made any major improvements in the premises
without prior written consent of the LESSOR, it being understood that such improvement in
the premises shall be at the sole expense of the LESSEE;

7. SUB-LEASE: The LESSEE shall not directly or indirectly sublet, allow or permit the leased
premises to be occupied in whole or in part by any person, neither shall the LESSEE assign its
rights hereunder to any other person or entity and no right of interest thereto or therein shall
be conferred on or vested in anyone by the LESSEE without the LESSOR'S written approval.
8. That the LESSEE hereby expressly acknowledges that the leased premises are in good and
tenantable condition and agrees to keep the same in such god and tenantable condition
complying with all the laws, ordinances and regulations of the Municipal or National
Government as regards the use, occupation and sanitation of the leased premises, and failure
to comply shall be at the risk and expense of the LESSEE;

9. DAMAGES: Should the lease premises suffer any damage through fault of the LESSEE, the
LESSEE shall bear all such damages. The damaged shall be assessed and be paid by the
LESSEE at the end of the contract.

10. VIOLATION OF TERMS: In case of non-payment of the rental herein stipulated; of violation
by the LESSEE of any condition of this contract, the lease shall be considered rescinded, and
the LESSOR shall have the right to demand that the LESSEE vacate the premises without prior
written notice.

11. SURRENDER OF LEASED PREMISES: Upon the termination of the lease, the LESSEE shall
surrender the premises leased to the LESSOR free from any occupants and in the condition
that it was at the beginning of the leased.

12. That the failure of the LESSOR to insist upon strict performance of any terms, conditions
and covenant hereof shall not be deemed a waiver on his part of the terms of the contract.

IN WITNESS WHEREOF, these presents are signed both by the LESSOR and the LESSEE, this
1st of June. 2023 at La Trinidad, Benguet.

2023, personally came and appeared the above named persons with their Community Tax
Certificate Number indicated below their names, and presented the foregoing integrally
complete instrument and personally known to me to be the same persons who voluntarily
affixed their signature in the foregoing instrument for the purposes stated in the instrument
and they declared that the same is their own free and voluntary act and deed.

The foregoing instrument relates to a CONTRACT OF LEASE, consisting of two (2) pages
including the page on which this acknowledgement is written, and has been signed at the
bottom and on the left hand margin of the first page thereof, by the LESSOR and the LESSEE
and their instrumental witnesses in my presence.
