DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made and executed by and


between:

MAURICE S. NAVARRO, of legal age, single,


Filipino and a resident of #58 Turingan St., Centro
East, Santiago City, hereinafter referred to as the
SELLER;

-and-

JA P. MALVAR, of legal age, single, Filipino


and a resident of Baptista Village, Calao East,
Santiago City, hereinafter referred to as the BUYER;

WITNESSETH:

WHEREAS, the SELLER is the registered owner of Parcel of Land


located at Barrio of Malvar, City of Santiago, Province of Isabela with TCT. No.
TSC-34005, containing an area of ONE HUNDRED FORTY NINE (149) Square
meters, more or less particularly described as follows, to wit:

“A parcel of Land Lot No. 11, Blk 8 of the


cons-subd. plan Pcs-(af)-02-0003480, being a
portion of Lot 1185, Cad. 211, situated in the
Barrio of Malvar, City of Santiago, Province of
Isabela, Island of Luzon…containing an area of
ONE HUNDRED FORTY NINE (149) square
meters, more or less.”

That for in the consideration of the sum of ONE MILLION PESOS


(Php1,000,000.00), Philippine currency of which amount is given in full to
the SELLER who acknowledged to have received the same, the SELLER
hereby sells, conveys and transfers to the BUYER, the aforementioned
parcel of land with an area of ONE FORTY NINE (149) SQUARE
METERS, more or less, free from all liens and encumbrances.

IN WITNESS WHEREOF, we have hereunto affixed our respective


signatures this ____ day of _________________, 2018 at Santiago City.

DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF CONDITIONAL SALE is made and executed by and


between:

NORA BALLESTEROS, of legal age, married to


BENJAMIN BALLESTEROS, Filipino, and a resident of
Divisoria, Santiago City, hereinafter referred to as the
SELLER;

-and-

SPS. JESSIE MARQUEZ and GLENDORA


MARQUEZ , both of legal age, married, Filipino and a
residents of Ramos West, San Isidro, Isabela, hereinafter
referred to as the BUYER;

WITNESSETH:

WHEREAS, the SELLER is the registered owner of Parcel of Land located


at Ramos West, San Isidro, Isabela with TCT. No.T-157554 containing an area
of FIVE HUNDRED FORTY FOUR (544) Square meters, more or less
particularly described as follows, to wit:

A PARCEL OF LAND (Lot 4578-T-1-B-1, Psd-2-02-019289, being a


portion of Lot 4578-T-1-B (LRC) Psd-25318) situated in the Barrio of RAMOS
WEST, Municipality of SAN ISIDRO, Province of ISABELA, containing an
area of FIVE HUNDRED FORTY FOUR (544) SQUARE METERS, more or
less.

That the purchase price of the aforesaid Parcel of Land is FIVE


HUNDRED THOUSAND (Php500,000.00) PESOS, and that the BUYER shall
initially give a down payment of FIFTY THOUSAND (Php50,000.00) PESOS
upon the execution of this Deed of Conditional Sale and the remaining balance
in the amount of FOUR HUNDRED FIFTY THOUSAND (Php450,000.00)
PESOS, shall be paid by the BUYER to the SELLER on the following dates:
