1.0 Introduction:

This Method Statement describes in details all the scope of work involved maintenance
works.

2.0 Objective:

The objective of this method statement is to clearly understand the job and step by step
procedures of the execution of the job along with safety precautions, which are necessary to
avoid any kind of injuries / accidents to personal or any damage to any equipment or
property. The list of necessary equipment is also mentioned in this statement.

3.0 Scope of Work:

This Scope of this work includes:

BUILDING MAINTENANCE WORKS:

 masonry work in repair work


 Concrete work including plain for repair work,
 Ceiling work
 Carpentry work new and repair work
 Rendering and plastering new and repair work,
 Tiling work
 Painting work
 Sealing work
 Doors , windows and ironmongeries and partition walls
 Repair or supply of furniture as and when required.

PLUMBING MAINTENANCE WORKS:

 fixation of switchs
 fixation of valve system,
 Repair and fixation of limit switch for water tank,
 Installation of water heaters
 fixation for piping networks.

DRAINAGE MAINTENANCE WORKS :

 fixation of toilet flushing system,


 fixation of wash basin flushing system,

SANITARY WARES MAINTENANCE WORKS :

 Fitting wash basin W.C set and flush tank


 Replace sanitary fittings
 Replace kitchen sink fittings
CARPENTRY MAINTENANCE WORKS :

 Repair and fixation of door towel bolts,


 Repair and fixation of door furniture including hinges ,locks and door closers,
 Replacement and fixation of kitchens cabinet accessories.

PAINTING MAINTENANCE WORKS :

 Touch up paints and painting works

4.0 Organization & Responsibility :

 Compact Way Projects shall be responsible for overall project inclusive ensuring
that all safety measures are implemented.
 Compact Way shall be responsible for co-ordination and supervision of day to day
site activities and ensure that work is done as per specification and approved
drawings and all safety measures are implemented.

 Site Engineer/Supervisor:

It is the site engineers duty to organize the work force in a manner and to ensure that safety
and protective equipment are being properly utilized. He shall also ensure that the method
statement procedure is follwed and to prevent loss or damage to the existing assests of work
area.

 Safety Officer:

The Safety Officer is responsible for devising and implementing programmes and plans to
safeguard, the health and safety of all employees. He is responsible for the implementation
of the safety programmes.

He is also responsible to provide support to site engineer, advising them on safe work
procedure and coordinating with maximum efficiency and minimize the risk to themsleves
and to equipment.

Inspect equipment and tools before use to ensure correct storage and proper utilization.

 Working Team:

Civil Engineer -1
Supervisor -1

Foreman -1

Carpenter -4

Electrician -4

HVAC -2
Helper -2

5.0 Equipment & Materials:

The following equipment’s will be carried out for the work undertaking

 Measuring equipment
 Standard hand tools
 Standard Carpentry tools & equipment
 Portable power tools
 Standard Electrical Tools & equipment

6.0 Methodology:

 All the materials shall be approved by Gaborone city council prior to work
 Necessary shop drawing will be submitted to Gaborone city council prior to work if
applicable.
 Final Inspection shall be carried out after completion of all maintenance works.

MAINTENACE WORKS :

 Necessary permits (as applicable ) shall be obtained prior to commencing any work
such as building and civilworks ,plumbing maintenance works,drainage maintenance
works, sanitary wares maintenance works,carpentry maintenance works ,painting
maintenance works.

7.0 Health, Safety and Environment:

PTW (Permit TO work)

 Relevant permit need to be obtained before starting the work


 Safety toolbox meetings to be carried out prior to work
 Toolbox talk to be convened & attended by all personnel assigned to do the task.
 Hazard analysis to be done.
 Safety personnel & designated responsible person will ensure that all above is carried
out & any other statutory requirements are completed with before any work takes

PPE Requirements

As a minimum the following PPE should be used by staff/labours

 Hard hat
 Safety shoe
 Safety goggles
 Hand gloves
 High visibilities vest
 Dust mask
 Safety harness
