GENERAL SPECIFICATIONS

PROJECT TITLE : PROPOSED EXTENSION


LOCATION : BLK. 20, LOT 24, TERRAVERDE RESIDENCES PHASE 4,
BRGY. BANCAL, CARMONA, CAVITE
OWNER : JERICO REYES

Note: The engineer will furnish all plans and specifications for all performance of the work, supervise the
construction, pass judgment on all substitutions, and issue certificate of completion of work.

GENERAL CLEARING :

a. No work shall be started unless necessary permits/clearances required by the local authority of the
city are obtained.
b. All works shall be based on standard engineering practices and must be in strict accordance with the
plans and specifications.
c. The plans and this specification are complementary such to the other and that what is called for shall
be binding if called for both.
d. All rules and ordinances imposed by the local authority of this city concerning National Building Code,
Sanitary Code, and Electrical Code shall govern all work hereon contemplated.

SITE PREPARATION / FOUNDATIONS AND REBARS:

a. The site shall be free from tree stumps and loose earth before the start of actual excavation.
b. No footing shall rest on fill.
c. Minimum depths from ground line shall be 1.50 m for column footing and 0.60 for wall footing ( see
plan designed ).
d. Filling shall be accomplished in layers of 150 mm in thickness, each layer being thoroughly wetted and
tampered.
e. Footing use 16mm rebars (see plan design)
f. Column use 16mm rebars (see plan design)
g. Tie Beam use 16mm rebars (see plan design)
h. Beam and Roof beam use 16mm rebars ( see plan design)
i. Slab on fill/ Second floor slab and roof deck use 10mm rebars (see plan design)
j. Wall footing use 12mm for vertical bars and 10mm for horizontal bars (see plan design)
k. All rebars are grade 33 psi

CONCRETE AND MASONRY :

a. Aggregates shall be river source, hard, free from impurities and must be thoroughly washed with
clean fresh water before washing.
b. Cement shall be of Premium class with admixture if necessary for special purpose.
c. Mortar mixture proportion shall be 1:3 for plastering; class A for columns and beams; and class B for
concrete mixture proportion shall be for landings, pedestal, footing, floor slab, and CHB fill
respectively.
d. CHB must have an average compressive strength of 700 psi and must be wetted half hour before any
plaster is applied.
e. All reinforcing steel bars ( vertical and horizontal ) for CHB shall be securely tied up together and must
be anchored to concrete columns and beams.
f. No “roughing in” of piping, wiring, etc. shall be covered until properly inspected and approved, and
until certificate if necessary shall have been issued for the same.
g. For exterior wall use 5” hallow blocks
h. For interior wall use 4”hallow blocks
i. For plastering smooth finish and elegant looking

DOOR AND WINDOW:

a. D-1 Solid Panel Door (swing type)


b. D-2 Flush Door (swing type)
c. D-5 PVC Flush Door (swing type)
d. All window shall be 5mm clear glass with brown analoc frame (sliding or awning)

CARPENTRY AND JOINTRY :

a. Lumber shall be of approved quality of the respective kind required for the various parts of the works,
well seasoned, thoroughly dried, free from large, loose, or unsound knots, saps, shaken, or other
imperfections that will impair its strength, durability, or appearance.
b. All exposed woodwork shall be smoothly dressed with clear wood preservatives.
c. All unexposed woodworks and members in contact with concrete shall be rough and treated with
brown wood preservatives.
d. All wooden jambs, sill heads, girders, joist, and post attached to masonry or concrete shall be
anchored with CW nails all along contact surfaces.
e. All framing shall be done with close, tight and well-fitted interlocking type joints.
f. Kitchen cabinet use marine plywood ¾” with ½”x 2”wood framimg
g. For door “hinges use 4”x4”
h. For door handle use standard handle
i. For stair finish use 2”x12”x4’hard wood tanguile
j. For stair relings and balcony use 2”x2”x1.5mm thick as vertical while rails use 1”x1”x1.5mm thick

TILES FINISH:

a. Kitchen area use 60x60granite tiles


b. Service area use 40x40 granite tiles
c. Master Bedroom, Bedroom 2 use 60x60 granite tiles
d. Storage and walk-in closet use 60x60 granite tiles
e. Toilet and bath use floor 30x30 ceramic tiles
f. Carport use 30x60 rough finish ceramic tiles

CEILING FINISH:

a. For interior wall finish use 9mm gypsum board with metal furring, carrying channel and wall angle
b. For wet area and expose to water use ¼”hardeflex with metal furring, carrying channel and wall angle
PLUMBING WORKS :

a. All plumbing works shall be under the direct supervision of a registered Master Plumber or a Sanitary
Engineer.
b. All sanitary installations shall be built air and water-tight and proper venting must be followed to
ensure free flow of sewage.
c. All sanitary pipelines shall be PVC Series 1000 unless otherwise indicated on plan.
d. All potable water pipelines shall be ppr pipe and must be pressure-tested prior to installations of
fixtures.
e. All plumbing pipe use neltex pvc pipeline.
f. All fixture such as kitchen sink, faucet, water closet, shower, lavatory, soft holder and tissue holder
the owner shall purchase.

ELECTRICAL WORKS :

a. All installation shall be under the direct supervision of at least a Registered Master Electrician.
b. No wire shall be used smaller than No. 12 or as specified at plan.
c. Risers from thumbler switch boxes to junction shall be of ½” diameter pvc conduit tubes or as
specified at plan and shall be flushed to the wall.
d. All conduit run ½” dia and ¾”dia pvc conduit tube from pane lboard to convenience outlet shall be
flushed to wall or as specified at plan.
e. Above ceiling wiring run shall be splitted with standard porcelain split knobs or as required by the
engineer.
f. All switches, outlet, telephone and tv outlet use Panasonic wide seres
g. For mean breaker use g.e. branch
h. For inclusion use ordinary pin light cover by contractor while covelight,center light or any other light
the owner shall purchase.

PAINTING WORKS :

a. All surfaces subject for painting shall be free from dirt, dust, grease, oil, rust, and other foreign
substances.
b. Masonry or concrete surfaces subject for painting shall be applied with masonry neutralizer prior to
coating of paint primer.
c. Finished painting shall be of minimum three coats and color shall be by the owner’s preference.
d. Masonry and wood paint shall be of ‘Boysen or Dutchboy’ paint or equal.
