Development of an energy review according to ISO 50001 to improve energy
performance. Case study of Ion Ana Maria household
This document aims to analyze the energy consumption of a 57 sqm apartment, the residency
for a three family members, located in Bucharest.
The document aims to develop an Energy Review according to SR EN ISO 50001 to prepare
for an Energy Management System certification audit.
The purpose of the Energy Review is to identify the main areas of energy consumption and
find opportunities to improve the building’s energy performance in order to reduce costs and
secondary. This is done in order to have a high efficiency of energy consumption and lower
invoces.
Considering the growing fears of the worst case global warming scenario and the EU incentives
and targets for 2020 and 2030 for energy savings of at least 27%, as well as the main causes
leading up to the abovementioned fears, incentive and targets.
Energy Efficiency planning
According to ISO 50001, the main steps that should be followed when attempting to increase
energy efficiency are as follows:
1. Understanding past and present energy consumption
2. Identifying the significant energy users
3. Identifying energy- efficient measures that would reduce the energy consumption of these
energy users
4. Selecting a baseline so improvements can be compared in the future
5. Identifying energy performance indicators
HOUSE INFORMATION
The apartment has 57 sqm and includes a 4 sqm balcony.

ENERGY REVIEW
The Methodology used for the Energy Review is based on the energy consumption and the
costs related to energy use for a reference period of 12 months.
The Energy Review is developed taking into consideration the analysis of the total energy
consumption of the household, the total energy costs and the energy efficiency of the
apartment. Based on the analysis of the energy consumption, the significant energy use will
be identified. Then, opportunities will be identified and prioritized in order to improve the energy
performance.
The energy consumption is constant, the electricity meter is not available for reading, the
electricity supplier estimates in addition.
On the gas side we can see a heavy consumption in the winter stating from October till April.
In the table below it is a calculation of the energy consumption of each object from the house
consume energy in a month. The data was calculated for a period of an average month and
taking into consideration that three people live in the apartment .

The price used for calculation, is the actual tariff for the household client.
The significant energy usage is influenced mostly by the inhabitants’ behavior. The highest
values of consumption come from the refrigerator and the two televisions. The high
consumptions occur because of the bad user’s habit of keeping it on and not watching it.
Lighting is also influenced by the inhabitants’ behavior, how disciplined they are regarding the
use of lighting.
The consumption of natural gas is used for the stove and oven units, for heating the
household as well as to heat water via the natural gas boiler.
The heating of the apartment is influenced mostly by the weather. Heating is used during cold
months (October-April), can be variable even between winter months depending on the outside
temperatures.
The water heating is also influenced by bad inhabitants’ behavior given the fact that a lot a
heated water is lost before getting into the shower or bathtub.
The natural gas consumption worth approximately 88% of the whole energy consumption.
Energy efficiency
The apartment is located in a block of flats that has never been thermal rehabilitated, although
some of the owners have done individual energy efficiency work on their apartments.
- Energy efficiency works and insulating the building or at least just this apartment. It is
expected a reduction of up to 45% of energy usage.
- Setting a function on the TV’s to auto stop after less time than now;
- Buying high efficient LED light bulbs;
- Monitor electrical bills every month to see if further improvements are needed.
- Check the consumption in comparison with previous periods to adjust levels of energy
consumed.
The block of flat in which the apartment is located has a low degree of thermal insulation, and
the energy loss is significant. The potential for energy savings in the apartment is of
approximately 40-50%. If energy efficiency works and insulating the building or at least just
this apartment are to be conducted it is expected a reduction of up to 45% of energy usage.
Another target is to install high end electronics and devices in order to reduce the consumption
of electricity.
For the next 12 months, in order to measure and monitor the energy performance, the following
energy performance indicators (EnPIs) are conducted:
- Total energy consumption (the sum of electricity consumed from the grid as well as the
natural gas) for the next 12 months will be compared with the historical data we have
- Total energy costs (the sum of the electricity cost with the natural gas cost). for the next 12
months will be compared with the historical data.
Due to the fact that the highest consumers of electricity are the TV sets and the refrigerator,
the consumers’ behavior must be enhanced. Also, the building must be thermal rehabilitated
in order to obtain a 45% saving in energy from the natural gas.
