KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF DONATION, made and entered into by and between: Nelson
Santos, Filipino citizen, of legal age, married, and a resident of 184 Luzon St
Ortigas Pasig, Quezon City, Philippines, hereinafter referred to as the DONOR,

- and -

Jessa Marie Abad, likewise of legal age, married, and a resident of all Filipino
c i t i z e n s , o f legal ages and a resident of 56 Dampol St Damar Village Quezon City,
Philippines, hereinafter referred to as the DONEE:

-WITNESSETH-

That the DONOR is the owner of condominium unit more particularly described
a n d bounded as follows:

A condominium Unit 5o. 1234; Building 1 Area: 100sqm which are covered by and more
particularly described in the Condominium Certificate(s) of Title No. 1124781947 in the name of the
DONOR, situated located at Amaia Suites Hilton Parkway Pasig, Ortigas, c o n t a i n i n g a n a r e a o f
F O U R T H O U S A N D F O U R H U N D R E D T W E N T Y Square
Meters (4, 420 Sq.m.) more or less.

That for and in consideration of the love and affection which the DONOR has
for her CHILDREN, the DONEES, the said DONOR hereby TRANSFERS, GIVES
and CONVEYS unto the DONEES, their heirs, successors and assigns, the
property above-described, including all existing improvements found thereon,
free from all liens and encumbrances and charges of whatsoever nature;

That the DONOR hereby states, for the purpose of giving full effect
and validity to this donation, that he has reserved for himself sufficient
property, in full ownership or in usufruct, which is necessary and adequate for
her support in consonance with her standing in society;

That the DONEE hereby accept this donation and hereby express their
gratitude for the kindness and liberality of the DONOR.
