EXTRAJUDICIAL SETTLEMENT of ESTATE

of JOSE S. SALENGA and FRANCIA S. SALENGA

KNOW ALL MEN BY THESE PRESENTS:

ARLENE SALENGA-BATALLA, married; JERRY S. SALENGA,


single; MARILOU S. SALENGA, married; ALAN S. SALENGA, single; and
ALMA S. SALENGA, single; all of legal age, Filipino citizens and with
residence and postal address at No. 56 Irving St., Olongapo City, hereby
freely and voluntarily declare:

WITNESSETH:

WHEREAS, JOSE S. SALENGA died intestate on 16 February 2014


in Olongapo City;

WHEREAS, the late Jose S. Salenga was survived by his wife


FRANCIA S. SALENGA (aka Peñafrancia Q. Santos, aka Francisca
Salenga), and their children namely: ARLENE SALENGA-BATALLA,
JERRY S. SALENGA, MARILOU S. SALENGA, ALAN S. SALENGA and
ALMA S. SALENGA;

WHEREAS, a Deed of Extrajudicial Settlement of Land and


Improvements Thereon was executed by the said heirs of Jose S. Salenga
on April 28, 2021;

WHEREAS, during the processing of the documents for the


settlement of the estate of Jose S. Salenga, FRANCIA S. SALENGA (aka
Peñafrancia Q. Santos, aka Francisca Salenga) died intestate on
February 28, 2022;

WHEREAS, the late JOSE S. SALENGA and FRANCIA SALENGA


(aka Peñafrancia Q. Santos, aka Francisca Salenga) conjugally owned the
following:

1. a parcel of land and improvements thereon situated at


Olongapo City with an area of THREE HUNDRED FOUR (304)
square meters, covered by Original Certificate of Title No. P-
1582; and declared for taxation purposes under Tax Declaration
Nos AC-00003-01430 (land); AC-00003-01431 (building); and
AC-00003-01432 (building);

2. a parcel of land located at Mariveles Bataan with an area of


FIVE HUNDRED (500) square meters, covered by Transfer
Certificate of Title No T-92503; and declared for taxation
purposes under Tax Declaration No 01-002-06670 and Property
Identification Number 018-07-002-037-047

WHEREAS, when the late JOSE S. SALENGA and FRANCIA


SALENGA (aka Peñafrancia Q. Santos, aka Francisca Salenga) died, they
had no will and left no known debts;

WHEREAS, it is for their best interest that the above-described


residential lands and improvements erected thereon be settled and
adjudicated among the HEIRS of JOSE SALENGA and FRANCIA

following manner:

ALAN SALENGA and JERRY S. SALENGA—the BUILDING


covered by Tax Declaration No AC-00003-01431

ARLENE SALENGA-BATALLA, MARILOU SALENGA, and


ALMA SALENGA --- the BUILDING covered by Tax
Declaration No AC-00003-01432

ARLENE SALENGA-BATALLA--- the LAND covered by


Transfer Certificate of Title No T-92503 located at Alas-Asin,
Mariveles Bataan under Tax Declaration No 01-002-06670
and Property Identification Number 018-07-002-037-047

NOW, THEREFORE, for and in consideration of the foregoing


premises, and invoking the provisions of Section 1, Rule 74 of the Rules
of Court, they hereby agree to settle and adjudicate, as they hereby settle
and adjudicate among them the above-described residential lands and
building erected thereon in the manner above-mentioned, making them
the true and absolute owners of the whole land and building. Subject,
however, to the liabilities imposed by Section 4, Rule 74, of the Rules of
Court, in favor of any other possible heirs, creditors and other persons
who might be deprived of their lawful participation in the estate of the
decedent, for a period of two (2) years from date of this settlement.

IN WITNESS WHEREOF, the parties have hereunto set their hands
