The first premium office tower in the Philippines to be erected since 2000 is designed by SOM.
The Zuelling Building is 33 stories reaching the height of 160 meters and is located in Manila’s
Makati Central Business District. It is also the first building in Makati that has been pre-certified by
the U.S. Green Building Council (USGBC) at the LEED Gold level, now LEED® Platinum certified,
and has been shortlisted for 2012 MIPIM Asia award.
The tower house approximately 65,000 square meters of Class-A office space and 2000 square
meters of retail space. The highly desirable location at its prominent intersection is intended to
accommodate future development. The building is derived from the geometry of the site that is
bound by Makati Avenue and Paseo de Roxas. The building expands on its north side and
contracts on its south, resulting in a fan-shaped floor plan. This one allows the building’s facades
to be set orthogonally to the east and west property lines while also directly engaging the fabric of
the city in those directions.
Each floor plate offers between 1,870 and 1,945 square meters of services office space per floor
with a column-free layout that provides maximum efficiency and flexibility. A raised floor system at
all levels allows modular office layout modifications and conduits to facilitate upgrades in computer
and communications technologies. The double-height open-air terrace on the 30th floor provides
an outdoor gathering space and views to the Ayala Triangle Park and Urdaneta Village for tenants
and visitors. The building includes too a low-rise pavilion attached to the tower houses two street-
level retail lots, a food court and an executive lounge containing a restaurant and meeting rooms.

“The Zuellig Building is notable for its environmentally conscious design, distinctive facade
and superior finishes. Glass is used as the primary expressive material. A double-paned
low-emissivity curtain wall, with a ceramic frit pattern, minimizes solar heat gain and energy
loss while allowing 90 percent of interior spaces to have access to natural light and views.
The frit pattern references local organic motifs and reinforces the vertical proportions of the
tower. Other sustainable features include a sensor-controlled lighting system, an efficient
HVAC system, greywater recycling, and rainwater collection.Grey water recycling and

The materials included in this construction are Ronacrete, which can be used for water
resistance; Monoprufe WP is indeed a highperformance frozen concrete layer used for
water resistance. Monoprufe WP becomes perfectly volatile and therefore can tolerate
vibration and cracking inside the surface. Ronafix Change A1 is a mixing method for the
area concrete matrix Ronafix. The blend plan features 45 liters of Ronafix to every square
millimeter of plaster made. This mixing style is ideal for processes including such paneling
and welding. Ronafix EFC is a prepackaged fuel tank coating that is spread as either a
brush coating in widths of up to three mm to include a flat, vast demand for broken,
bleached and patched exterior hard foundations. Ronabond EFC is sometimes used as a
layering agent before the formulation of defensive surface coatings. The product is
distributed in well before-blended form, that could be combined by contrary or computer.

Located at Makati Avenue corner Paseo De Roxas Avenue, Makati City, Philippines. There are
two lots of 4,601 square meters and 1,856 square meters or a total site area of 8,285 square
meters.
Zuellig Office Tower Project is being planned to be a Grade A Office with the following
consideration:

Construction floor area will be about 90,000 m² inclusive of 24,000 m² for parking.
Cumulative Office Floor Leasable Area to Gross Efficiency ratio at a minimum of 85%.
Should have the flexibility and quality that Fortune 500 companies continually require.
Floor plate size for office floor levels between 1,500 m² to 2,000 m².
Each floor can be divided into 4 to 8 leasable units.
Column free office space; perimeter columns shall be flush to the backside of the curtain wall.
Separate elevator lobbies for individual zones serving the office floors.
Regularity of office floor plate (rectangular or square).

In 2009, Bridgebury Realty Corp, an affiliate of the Zuellig Group, announced that it will be
investing 7 billion Peso for the construction of the Zuellig Building.

The Zuellig Building, to be completed by Q1 2012, is located in the Makati Central Business
District, at Makati Avenue corner Paseo de Roxas, on a lot area of 8,285 square meters. The 33
storey structure is a premium, commercial, single-owner office building, with 55,000 square meters
up for lease to multi-tenants as well as lease of PEZA office space.

Interestingly, the Zuellig Building will be the first ever Leadership in Energy and Environmental
Design (LEED) pre-certified Gold building in the Philippines. LEED is an “… internationally
recognized green building certification system, providing third-party verification that a building or
community was designed and built, using strategies aimed at improving performance across
energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality,
and stewardship of resources and sensitivity to their impacts…” The LEED certification is
meaningful given the increasing awareness and support to “green” efforts and saving the planet.
From a business standpoint, the building promises operational savings on utilities (up to 40%) for
tenants locating to the Zuellig Building.

Following the global financial crisis of 2008, the Metro Manila office real estate market is starting to
stabilize and is now slowly recovering. Demand for Prime and Grade A office space is expected to
pick up in the near term, coming from the positive business sentiment towards the new Aquino
administration. According to Michael McCullough, Director of Manila real estate brokerage firm
KMC MAG Group, “We have observed an increasing demand in premium office space in Makati,
starting late 2010 until now. Therefore, we think the Zuellig Building has been perfectly timed to
enter the commercial real estate market in Makati and the Philippines.” Upon completion in 2012,
the Zuellig Building will be the only new Prime building in the Makati Central Business District. For
perspective, by 2012, the other Prime buildings will be significantly older: Ayala Tower One would
be 16 years, Philam Life Tower and the Enterprise Center would be 13 years, and RCBC Plaza
would be 11 .years. Given that a high-rise would take about three years to complete, no other new
Prime buildings are expected by 2012
Accommodation almost 65.000 square meters of category-A commercial space and 2000 square
meters of residential development, the highly valued site at its prestigious intersections is
expected to complement potential developments. The general structure of the website was
generated again from design of the area bounded by Makati Avenue.The fan-shaped surface
sheets pullback it toward the east side , allowing the tower's roofs to be horizontally aligned to the
western and eastern of the property boundaries, while still particular investigation the town's

frit design is influenced by local ecological iconography and emphasizes the width of the structure.
The smart infrastructure management system, which uses sensor-controlled lighting fixtures in
conjunction with powerful Ventilation system, has enabled minimize total carbon emissions in
structures by 15% relative to traditional apartment blocks. Urban wastewater reuse and storm
water storage are expected can save approximately 29 million gallons of water yearly.
