Foreword
Banni Residence celebrates the
beauty of traditional and sustainable
architecture and its harmonious
coexistence with nature. Set amidst
lush vegetation and surrounded by
farmlands, the house sits in its plot in
such a way that it is hardly visible to
anyone walking along the front road.

Local materials, vendors and laborers


form the core team to help bring this
very flexible and non-definitive house
to life where spaces just flow into one
another and where one can always
feel grounded.

Introduction
Embracing the local Indian materials and architectural practice, Banni Residence derives its
name from the two major aspects. One of them is the presence of the Banni trees around the
house and the second is the meaning of the word ‘Banni’ in Kannada, that is ‘please come in’.

Context
Banni Residence is located deep inside the village of Malavalli, surrounded by dense
vegetation and nature. A narrow kaccha road brings one to the entrance of the house, from
where they can walk inside the site. The site is surrounded by farmlands as far as one can

Planning & Layout


In a plot size of 4900 sq. ft, one of the principles of design the architect used was to follow
an organic approach, mimicking the bounty of nature that the site was surrounded by.

As one enters the house, they can either climb down half a flight of stairs to access the
kitchen, dining, living, lounge, and the stone room, or go up a flight to access the private
spaces such as the library and bedrooms.
The segregation of level is a tool to maintain privacy as well as thermally control the inner
environment.

Living Room
The semi-circular staircase leads one down to a double-height living room which is designed
to be a interactive space when needed but also turns into a cosy corner to read. The double-
height helps achieve a sense of spaciousness and visual interest. The walls of the living
room curve to fit in the wooden furniture that runs along this curved wall. A filler slab roof
is adopted where custom-made terracotta pots bring in natural daylight and also help cool
down the space.

Dining Space
The dining space even though tucked next to the kitchen, is designed to be a flexible and
portable space, so it can be moved to wherever the owners would wish to. In the current
set-up, the dining area and kitchen open up towards each other and oval shaped windows
provide glimpses of the nature outside as well as the lounge area inside. Wooden furniture
and cane lighting add a touch of the vernacular design concept that runs throughout the
house.

Kitchen
The kitchen sits right in the center of the living and dining space. This makes it accessible
to both the spaces. The kitchen platform too is curved as it runs along the curved external
walls. The platform is designed in a way that the straight surface is made in stone whereas
the curved corners are made in wood. These corners can be used to place the hot utensils
when needed.
The kitchen trolleys too are made in teak wood and have a simple design. The roof, just like
the living is made of filler slab and the custom made pots bring in natural daylight.

Lounge
The lounge is a multi-functional space which can be used for leisure, for meetings, and for
cosy evenings. The waterbody placed here gets filled from the water coming from the roof
which cools down the whole space. Four monolithic stone columns support the library set
on a steel structure right above the lounge. The base of these columns also act as seaters.

Staircase
To add a touch of modernity while maintaining the sustainability, the staircase design was
done in a unique way. A steel structure runs in semi-circular directions to take one either
upstairs or downstairs. Wooden treads on top of the steel structure adds the necessary
warmth to the staircase.
The height of the steps have been maintained at 4 inches only which makes the user feel as
if they are just walking down a ramp and not climbing down stairs. This also helps senior
citizens have a smooth journey. The railings are continued n metal and run along the curved
staircase.

Master Bedroom
The master bedroom sits in a circular space and is designed keeping privacy as a priority.
A wardrobe becomes the headboard for the bed and this setup sits right in the middle of
the room. The client had specifically asked the architect to not touch the furniture to any of
the walls. Timber wood flooring combined with black granite stone form the flooring of this
space. The oval windows and the custom designed doors form the main openings for the
room.

Kids’ Bedroom
The kids bedroom has a more cheerful design. A circular bed with a seating right behind
the headboard sits in the center of the room. Thin glass slits and the oval windows provide
glimpses of the landscape around the house. The bedroom opens out to a large verandah
balcony facing the south east. This balcony is a connecting element between the master and
the kids bedroom.

Library
A library is designed at the highest point of the house. It sits on a steel plate supported by
4 columns. These columns, however, are floating on the top. Wooden flooring and custom
designed wooden shelves surrounds the edges of this space. The library is placed such that
it overlooks every space in the house and is always fully connected. On one side of the library
the skylight in the roof runs down forming a floating wall bringing in ample natural daylight.
