As you are aware VOLTAS is the pioneering organization in the field of Air-conditioning & we thank
you for patronizing us while buying the A/C unit. We have a full-fledged Customer Care office at
Pune complete with spare parts godown. By this we are ensuring that our esteemed customer gets
quality service at reasonable price with genuine (OEM) spares.

Our offer consists of following Annexure conditions.

Annexure – II

Scopes of works in contract type – Comprehensive Annual Maintenance Contract (ZCM) of Ductable
Split Units (DSU) and Packaged Airconditioning Units (PAC) - Units only (Excluding low side)
1. Carrying out quarterly inspection of equipment listed in Annexure-1, as a part of Preventive
Maintenance (PM) in
accordance with relevant PM checklists and as per schedules that will be prepared upon activation of
contract. The
salient features in these checklists are as follows:
a. Checking components such as compressors and their electrical controls on the respective equipment.
b. Checking the refrigeration system for any leaks.
c. Checking the electrical and refrigeration control system for operation and adjustments of set values
as
necessary.
d. Lubrication of all necessary points in the system & its components in line with the checklist.
e. Checking, inspecting of belts and adjusting of tension, if required.
f. Changing of parts (not whole units such as control panel, reciprocating compressors, motors and the
like)
or repairing or re-calibration as may be necessary.
2. Carrying out - once in a year, chemical or manual (tube brushing) de-scaling of water-cooled
condensers for PAC.
a. Chemical de-scaling will not be done when manual brushing of condenser tubes will suffice; this
enhances
the life of the condenser.
3. Carrying out - once in a year, external cleaning (chemical or with plain water) of evaporator coils and
condenser
coils in air-cooled equipment.
4. Carrying out – once in a year, testing of water (water cooled condensing systems only) samples for
PAC.
5. Attending to breakdown calls.
a. Parts and consumables will be provided free of charge in normal circumstances.
b. For replacements arising out of normal wear and tear, the items used will be charged extra.
c. So will be the case for any misuse or incorrect operation or alterations or tampering of the safety set
points
of the equipment involved.
i. For both points 5.b & 5.c, the items will be supplied against separate estimates and prior approvals &
payment from Customer.
6. Publishing an annual report for improvements if any.
Exclusions:
7. Day to day operations, daily, weekly or monthly routine maintenance and house-keeping.
8. Work involved in the replacement of a complete equipment / major components such as
reciprocating compressor,
condenser, heat exchanging coils, sheet metal panels, electrical control panels, etc. either due to ageing
or which
has undergone deterioration due to atmospheric condition – natural or process related.
9. Repairs, refitment, replacement, modifications to Ducting and its accessories like dampers of all
types, thermal and
acoustic insulation, all types of piping and valves, actuators, electrical panel, cabling, control wiring,
Pneumatic
controls, pressure gauges and thermometers, imported controls, pressure switches, modulating valves,
modulating
motors, microprocessor and BMS related hardware / software.
a. Any welding work connected with above
10. All civil and structural work.
11. Any item which has not been specifically included as a part of this Contract.
12. Work arising out of misuse or incorrect operation of the entire system or individual equipment
involved will be carried
out against separate charges – which will be estimated and prior approval taken, before
commencement of work.
a. This includes operating the plant with incorrect inputs – quality of electrical power supplied from
customer’s electrical grid, quality of input water for condensers and chilled water systems, etc. The
limits
for such quality will be in accordance with equipment manufacturer or as per ASHRAE / ISHRAE
standards when it comes to quality of water.

ANNEXURE --- III

TERMS AND
CONDITIONS

1. Our service scheme is similar to an insurance policy and for the air conditioning systems to be
 covered under this scheme; the fee has to be paid 100% in advance before commencementof
the service scheme.

2. The service fee stipulated above / in our attached offer is arrived on the basis of Government
levies ruling on the date of our quotation. Any increase in taxes, levies or rates imposed by any
State or Central Government or local authority or any fresh levies imposed by such authorities
on components, raw materials, or the installation as a whole after the date of quotation, for any
reason what so ever will have to be paid extra.

3. During the tenure of this Contract/ Agreement/ Work / Purchase Order, if any new
taxes/duties/levies etc are imposed or the existing taxes/levies/duties undergo a change in form
or structure, as notified by the Government of India or any State Governments including Union
Territories or any Local Authority/Statutory Body and become applicable to the subject Contract/
Agreement/ Work/ Purchase Order, the same shall, in addition to the price/rate already agreed
under this Contract/ Agreement/ Work Order, be paid by customer.
4. The work will be carried out either by Voltas personnel or its authorized sub-contractors as
directed by Voltas.
5. This service scheme is subject to termination by us if repairs/overhauls are carried out by third
party without our approval
6. This scheme can be terminated by either party in which case a pro rata refund of the fee will be
made for the full UN expired quarterly period.
7. This scheme does not cover damage to equipment/ancillaries or failure due to environmental
and site conditions, due to contaminated/ hard water and fluctuations of voltage beyond 415V
+/- 6% and 400+/-10% for screw, variations in voltage due to change over from mains supply to
DG set supply and due to improper operational issues.
8. Consequential/collateral damages and losses of any nature what so ever are not covered under
this scheme.
9. We shall not be liable for any breach of non-performance or delay in carrying out any of the
obligations contained in this maintenance service leaflet as a result of strike, lockout, industrial
disturbance, fire/ accidental damage, restrictions imposed by government, any act ofGod. Riot,
war or any condition arising from similar causes beyond our control.
10. Power and water supply for repair work will be provided by you free of cost.

11. We will check the AC units prior to start the AMC. If found any defect that will be repaired on
chargeable basis.
ANNEXURE - IV

ITEMS / SERVICES NOT COVERED UNDER THE MAINTENANCE SERVICE SCHEME.

1. Day to Day operations, routine maintenance, Housekeeping and connected Low side
2. Replacement of full equipment such as condenser, chiller, AHU, FCU, cooling/heating
 coils, sheet metal Panels, etc.
3. Ducting and its accessories like dampers of all types, Thermal and Acoustic insulation,
All types of piping and valves, Electrical Panel, cabling, control wiring Bulbs and fuses.
4. Pneumatic controls, pressure gauges and thermometers.
5. Failure due to poor water quality like tube puncher not covered.
6. Replacement of imported controls, pressure switches, gauges, modulating valves,
modulating motors, microprocessor & BMS.
7. Any welding work connected with above.
8. All kind of civil and structural work.
9. ANY OTHER ITEM NOT SPECIFICALLY INCLUDED BY US.

Payment Terms: Yearly Advance payable within 15 days from the date of submission of invoice

Our offer for the above mentioned Comprehensive Annual Maintenance Service Scheme is
Rs. 52500.00 (Rupees Fifty two thousand five hundred Only and Zero Paise) for the period of one year
from 17.05.2025 to 17.05.2026.

The above prices are Exclusive of applicable taxes. Any changes in the taxes done by
government will be on your account

*Note – Inspection of the WATER COOL PAC units will be done by us before entering the
contract. If the units need any repair to be done for its normal functioning or it’s found to have
any breakdown whichneeds repair, the same will be done with additional charges, before
entering AMC contract.
