ITEM DESCRIPTION SPECIFICATION STATEMENT OF COMPLIANCE
This contract is for the Air-Condtioning Preventive Maintenance installed at The Plaza Office Tower shall be for the period of 1 (one) year from 1 January 2025 up I Contract Duration (Comply or Not Comply ) to 31 December 2025. Supply of labor, tools, measuring instruments (refer to Annex "B" ) and technical supervision (refer to Annex "C" ) for the general cleaning and preventive II General Requirements (Comply or Not Comply ) maintenance and checking of air-conditioning units such as Air Handling Unit (AHU), Fan Coil Unit (FCU), Split Type and others. 1. Every vendor should delegate preventive maintenance task to knowledgeable & experienced personnel (provide assistance of new employee) 2. Semi annually inspection of air ducts 3. Inspection with checker module to MDS system every 3 month 4. Working hours: a. AHU: 19.00 - 22.00 WIB b. FCU/AC Split: 07.00 - 09.00 WIB c. AC Window: 19.00 - 05.00 WIB d. VRV / MDS System: 00.00 - 06.00 WIB 5. Service Level : a. Ambient temperature should be 22±1°C (corridors & tenants area) b. Daily check temperature (2x/day) at Corridor c. No complaint leaking after PM (minimum 1 cycle) d. No complaint Hot temperature after PM (minimum 1 cycle) e. Reclaimp to the vendor if there are complaint of demage due to work Errors 6. Other Services: a. Provision at least 2 (two) on call Technicians or more as may be necessary and with immediate response time of b. Stand by person at working day and weekend for F&B operation hour c. Different team for every different AC type d. Such others as may be necessary to maintain the optimum performance of the units 7. Reporting : a. Submit service report same day after preventive maintenance b.
