SUB.: LEGAL NOTICE

To,

Mr. Abhishek Bajpai

Dear Sir/Madam,

By the instructions and direction of my client, Mr. Vivek Shukla, the proprietor of the
residential building located at Kanpur, I, therefore, deliver to you by this legal notice as
follows:

1. That my client is the legal owner of the aforementioned property and had leased out the
same to you on a rental agreement dated 02/01/2024 for 11 months from
05/01/2024 up to 05/12/2024.

2. That on the expiration of the aforementioned rental agreement, you


were asked several times both orally and in writing to vacate the premises. Nevertheless,
despite successive requests, you have failed and refused to do so.

3. That you have also defaulted in paying the rent from 05/11/2024 onwards
and now owe a sum of Rs. 50,000(fifty thousand only) to my client.

4. That my client gave you a notice dated [Previous Notice dated 05/01/2025 and
05/02/2025 requesting your formal eviction from the premises
and settlement of the dues outstanding, but you have not complied.

5. That your continued unauthorized occupation of the premises constitutes illegal


trespassing, and my client has the right to take suitable legal action against you, including but
not limited to filing an eviction suit and starting proceedings for the recovery of due rent
along with damages for unauthorized occupation.

6. By this notice, you are respectfully required to:


Vacate the property within a duration of 10 days from receipt of this notice.
Settle the pending amount of Rs. 1,00,000 inclusive of interest charges.
Reimbursed my client for losses borne on account of your unlawful occupancy of
the building.

8. And that In case of your failure to abide by the above, my


client will be forced to take proper legal action against you before the relevant court of law, at
your own risk, cost, and liability.

This notice is being issued to you as a last chance to settle the matter amicably. Please note
that a copy of this notice has been kept in my office for future reference.
