NOTICE OF LEASE NON-RENEWAL

Unfortunately we will not be able to renew your current lease agreement for the home
located at [INSERT ADDRESS HERE]. Please consider this letter to be formal written
notice that your lease will not be renewed, and that you will need to vacate the leased
premises by the end of your current lease term (May 31, 2011).
Your remaining monthly rent payments are required to be paid through the end of your
occupancy to remain in compliance with the terms of your lease. Your security deposit
cannot be used as rent payment at any time. After you vacate the premises, an inspection
will be made to ensure that the leased premises has been cleared of all furniture and
personal items and left in a clean and undamaged condition. Please be sure to also have
the deck and yard cleared of all garbage and animal waste by the end of the lease period.
All keys to the premises must be returned to the landlord when you vacate. Please also
provide the landlord with your forwarding address for the return of refundable deposit
amounts.
This letter serves as legal notice of termination of your lease on the referenced property.
It is also intended to allow you ample time to seek a new residence. Failure to comply
with the above requirements and those outlined in your lease agreement could result in
legal proceedings to regain possession of the property, which in turn may incur attorney
costs and court fees that you could be responsible for. Failure to act in accordance with
your lease can also adversely affect your credit rating. Failure to vacate the property by
the termination of the lease agreement (May 31, 2011) will result in a per diem holdover
rental rate of $30 per day.
