I. INTRODUCTION
Le Village Food Park is envisioned as an outdoor casual food-and-beverage retail concept. Located at the
corner of Cordillera St. and E. Rodriguez Ave., it is a new development of the Fruitas Group Inc. that will
expand its scope beyond the rollout of individual branded food & beverage stall concepts.
The Kiosk Construction & Design Guidelines are intended as a guide to assist the Merchant and the Merchant’s
architect and contractor during the predesign, design and construction phases of kiosk space. Each Tenant is
required to retain the services of licensed architect or interior designer, engineers, and sign fabricator and to
provide them with the appropriate information contained in this document.
These Guidelines have been formulated to encourage the effective utilization of the Food Park Kiosks setting
and to ensure that Kiosk Structure, Storefront, Signage & Utility requirements are understood and implemented
by each Tenant, his Architect or Designer, Contractor and Representatives.
It is the intent of these guidelines that kiosk storefronts maintain a standard design, in order that the kiosks
harmonize with the general character of the development while ensuring visibility of the Tenant spaces. These
Guidelines are meant to provide the Tenant with the best opportunity to establish its desired image and identity
while integrating with the overall character of the development.
The information provided in this document is subject to change at FGI’s discretion without notification to the
Tenant and/or his associates. FGI has the right to modify or revise information or guidelines referenced herein
in the best interest of the project or in the event of conflict. FGI maintains the right to entertain and approve
variations to, and deviations from, these criteria on a case-to-case basis.

After signing of the Offer Sheet by Landlord and Tenant (the “Award Date”), the Leased Space shall be turned
over to Tenant in the conditions set forth below. The Turnover Date shall be the date specified in signed
Turnover of Leased Premises Form, set within 1 week of the Award Date. The Turnover shall be scheduled and
conducted together with the FGI authorized Leasing or Technical representative.
Upon turnover, Tenant shall acknowledge that the Premises have been duly turned over to Tenant, in the
conditions specified in the Turnover Conditions, by signing Turnover of Leased Premises Form, in the form
attached to these Rules as Annex 1.
2. Turnover conditions
Lease area shall be turned over to Tenant including the following provisions:
Tenants are required to provide their own structure, exhaust, ventilation, airconditioning, gas equipment
& piping, fire protection system, sanitary/plumbing equipment and fixtures.
3. Submittals
a) Colored Storefront Perspectives. Tenant shall submit to Landlord, within one (1 ) week from the
Award Date, a colored storefront perspective on a 15” x 20” illustration board (the “Storefront Perspective”),
which shall (1) be appropriately scaled, depending on the area of Premises, and (2) shall not be hand-drawn.
Tenant shall, in preparing the Storefront Perspective, follow the Le Village Food Park Development Design
Guidelines, including criteria set by Landlord’s Design Review Group or authorized representative, at all times.
b) Construction Plans. Upon approval of the Storefront Perspective, Tenant shall submit to Landlord 4
sets of 15” x 20” construction plans, which shall be appropriately scaled. The Construction Plans shall be
acknowledged by Tenant and/or its duly-authorized representative. The Construction Plans shall be submitted
to Landlord within one (1) week from the approval of Storefront Perspective.

Prior to preparation of these plans, Tenant’s designers, consultants, and/or contractors must verify on-
site the actual configuration of Leased Premises, as well as the location of utilities therein, for accuracy in the
design and planning stage.
1. Architectural Plans.

3. Plumbing/Sanitary Plans
(a) Cold water and sanitary piping layout and all related shop drawings;
(b) Pipe schedule and specifications;
(c) Isometric layout of plumbing lines and accessories; and
(d) Shop drawing and specifications of grease traps.
4. Mechanical/Ventilation Plans.
Tenant may start construction upon Landlord’s written approval of the Construction Plans. Tenant
acknowledges that all comments, corrections and notations made by Landlord on the Construction Plans shall
be implemented by Tenant.
Landlord shall return to Tenant two (2) sets for Tenant’s use and implementation. Tenant shall keep
one copy of the Construction Plans at the Leased Premises at all times, including all notes and comments on
approved plans from Landlord/Leasing Manager.

1. For kiosks that have awarded after opening date October 2017, Tenants shall submit, within
one (1) week from the turnover of Premises to Tenant, the graphics for temporary enclosure
(boardup) of leased Premises using such material as required by Landlord. The layout must be
approved by Landlord prior to its installation by Tenant. The graphics design shall cover the
entire exposed enclosure of the Premises (front and rear walls for non-end kiosks; front, side
and rear walls for end-kiosks).
2. Tenant may start printing, fabrication & installation of enclosure graphics & signages upon
Landlord’s written approval of the submitted layouts.
Tenant shall secure a Contractor’s All-Risk Insurance (“CARI”) from an insurance company acceptable
to Landlord, with a minimum coverage of PhP500,000.00. Tenant shall submit to Landlord a copy of the CARI
policy prior to construction within Premises. In no case shall Tenant be allowed to construct in the Premises
without the CARI.
In cases of emergency, the Landlord may contact the authorized representative, or such other
emergency contacts designated by Tenants. For this purpose, Tenant shall fill up the Authorized emergency
contacts Signatories and Emergency Contacts Form attached to these Rules as as Annex “2”. All contact
information shall be kept in strict confidence under the responsibility of Leasing Manager.
(a) Electrical. Before construction, Tenant shall secure a tapping permit from Landlord for the
energization of temporary electrical power supply in the Premises. Tenant shall provide a circuit breaker in a
NEMA-1 enclosure and wiring from the designated tapping point at the Premises. Tapping shall be supervised
by FGI technical representatives.
Where required by Landlord, Tenant shall provide a temporary kW-Hr meter with a Certificate of
Calibration.
(b) Water. Before construction, Tenant shall provide a water sub-meter with a Certificate of Calibration.

Le Village Food Park Development is modelled after an outdoor town plaza setting with a rural
European character.
Elements such as a symmetry, decorative hardscape elements (a central stone fountain, wrought iron
street furniture, stone pavement, surface cladding and decorative trim/moulding) all reinforce this
environment.
The Merchant Kiosks shall have a character that is integrated with this style, as elaborated in the
Design Guidelines below. The Design Guidelines shall apply to all merchants except as otherwise
indicated.
B. STANDARD KIOSKS
B1. General Description. Each kiosk measures 3.30m x 3.60m. Each storefront measures 3.30m
wide. Walls should be min. 2.80m high. Top of roof apex measures 3.00m from top of slab level.
Canopy opening/counter height should be 900mm from floor finish. Top of canopy opening should be
2.10m from floor level.
Corner/end kiosks shall have 2 operable canopies (1 at storefront and 1 at the exposed side); other
kiosks shall have 1 operable canopy at kiosk storefront.
B2. Utility Tapping. Each Tenant shall be responsible for tapping their fixtures, electrical panelboards
and other utilities to the utility provisions. Tenants are not allowed to tamper with the utility provisions except to
tap their fixtures, receptacles and other equipment required for operations.
B3. Kiosk Construction. Each Tenant shall ensure that their kiosk structures are structurally sound,
moisture-proof and are able to withstand extreme tropical conditions (heat, humidity, rain, wind, typhoons,
earthquakes, etc). FGI is not responsible for any wear and tear or damage that the kiosk structures may incur
during the course of construction or use.

Each kiosk shall be designed and constructed by the Tenant (at the Tenant’s expense). Kiosk
construction system shall have a steel post & lintel framing system with operable storefront canopy.
a) Exterior walls: 8” high fiber cement “wood grain” plank siding with white semigloss
waterproofing paint finish on a fiber cement substrate mounted on metal channel
frames over existing concrete slab-on-grade.

b) Interior walls: 9-12mm thk fiber cement drywall on metal channel framing. Tile or
paint finish is permitted. Application of waterproofing treatment on interior “wet” areas
is encouraged for increased durability.
Only new, first-class materials, equipment, fixtures, including trade fixtures and
furnishings shall be used in the Tenant space.
All interior finishes shall be non-combustible materials. All finishes shall have a
minimum class 1 flame spread rating or have a fire retardant treatment.
All finish wood shall be kiln-dried; mill quality finish and all wood shall receive a fire
retardant coating or treatment. No wood or other combustible material shall be used
above any ceiling.
B4. Kiosk Storefront. All storefront designs and plans shall be subject to the approval of FGI.
Storefront designs may be rejected and modifications required if kiosk design do not maintain the design quality
of Le Village Food Park Development.
Kiosk storefronts shall face the common outdoor dining area, shall extend from the floor slab to the roof,
and shall end the vertical posts on either side. All construction shall be self-supporting from the floor slab.

Tenants shall provide a symmetrical hipped roof from ribbed-type g.i. sheet with gutters on both ends.
Kiosk roof color shall be white.

All internal electrical wirings shall be properly installed using flexible PVC or approved equipment
The Tenant shall install ALL SIGNAGES in accordance with the following requirements:
a) Signpost. Curbside signpost signage shall function as the main Storefront Signage. Only 1
main storefront signage shall be allowed per Tenant/kiosk. Tenant is required to submit signage
detail as part of the architectural plan
Tenants shall ensure the structural soundness of their respective curbside signage. Tenant
shall use concealed attachment devices, wiring, clips, transformers, lamps, tubes and other
mechanisms required for signage.
Curbside signage shall be located and installed as indicated on the Key Plan. Curbside signage
shall be fabricated by Tenant out of wrought iron, following the ff. design and dimensions:

Storefront signage shall be made of circular double-sided (identical on both sides) LED backlit
acrylic box-type sign 75mm thk x _mm diameter located within the round signage space
indicated and must have built–up/embossed letters.
B7. Menuboard: Menuboards shall be installed vertically on the left side of the front counter (adjacent
to left post). Menuboards shall be backlit and weather-resistant/waterproof. (Tenant has the option to install a
frosted diffuser layer below the graphic layer for aesthetic appeal/reduction of visual glare). Tenant shall ensure
that the menuboard is securely installed.
Menuboard shall be 450mm wide x height of kiosk opening with a 1 inch border (wood finish) all
around.
Tenant may include their logo/trade name on the top of the menuboard.

B8 Access Door. Door access shall be installed at the rear wall of the kiosk, 800mm from the left rear
corner. Doors shall be made of white PVC with louver panel. Hinges shall be concealed.
B9. Windows. Apart from openings due to operable canopies, only centre bar windows at the top of
front and rear walls of the kiosk are permitted. These overhead windows shall not be operable, and shall have
fixed clear tempered glass panes and aluminum frames with white gloss paint or powder-coated finish.

A. Exhaust Ducts
(a) Exhaust ducts shall be gauge#18 stainless steel. All joints and seams shall be liquid-tight
and fully-welded.
(b) Ducting shall be provided with clean-out openings, which shall be sealed using tightly-fitted
covers at such locations designated by Landlord.
(c) Horizontal ducts serving the hood shall be sloped to a minimum of two (2) degrees.
(d) Exhaust duct tapping shall be 45° towards direction of air flow, and must be provided with
turning vanes.
(e) Duct shall be insulated with aluminum foil-coated fiberglass with a minimum density of two
(2) psf then clad with GI sheets.
(f) Tenant shall use only non-combustible adhesives in installing the insulation.
(g) Tenant shall use only fire-rated,leak-proof and non-asbestos flexible duct connectors with
specifications as approved by Landlord.
(h) Installation of dampers inside the duct is prohibited.
(i) Tenant shall provide duct hangers for every duct bend, drop collar, machine connection and
for every two (2)-meter run of duct.
(j) Ducting outlet shall pass through the roof (“chimney-style”). Tenant shall ensure that duct
outlet opening is sealed with a mesh screen, and duct-to-roof joint is completely sealed against leaks.
(k) Exposed duct “chimney” shall be clad with fiber cement plank siding to match exterior kiosk
wall cladding & finished with white gloss paint.
(a) Tenant shall use pulley-driven centrifugal type KEFs. Tenant shall not use exhaust hoods
with built-in motors.
(b) Tenants are prohibited from installing booster fans for their exhaust system.
(c) KEFs shall be provided with vibration isolators.
(d) Air velocity inside the duct shall be maintained at a range of 500 FPM to 2500 FPM.
(e) KEFs shall be provided with clean-out openings, both of which shall be accessible. The
clean-out openings shall be sealed using tightly-fitted covers.
(f) Tenant shall provide a detachable oil drip pan below the KEF.
C. Exhaust Hoods
(a) Tenant shall only use stainless steel exhaust “only” hood/s.
(b) All exhaust hoods shall extend to a minimum horizontal distance of 150mm beyond the
edge ofthe cooking surface on all open sides. This distance shall be measured from the inner lip of the
hood.
(c) The vertical distance from the hood to the cooking equipment shall be from 0.91 to 1.22
meters.
(d) All hood filters shall be baffle type and shall be installed at an angle of 45 degrees.
(e) The hood shall be equipped with a drip side gutter and an oil collector tray.
(f) Tenants with grilling operations shall install spark arresters.
(g) Tenant shall only use explosion proof lighting fixtures inside exhaust hoods.

(j) Pop rivets, metal screws, or other similar exposed fasteners shall not be used on the internal
surfaces of the hoods.
(k) Exhaust hoods shall be installed at or above all heat-emitting equipment (i.e. deep fat fryers,
broilers, fry grills, steam-jacketed kettles, hot-top ranges, ovens, barbecue grills, rotisseries,
dishwashing machines, and other similar equipment).
(l) All exhaust hoods shall be Type 1, i.e. hoods designed to collect and remove all types of
cooking effluents from exhausted air, such as grease, smoke, odors, and vapors.
(m) Vented fuel-burning appliances located in the same room or space as the exhaust hoods
shall not affect nor interfere with the normal operations of these exhaust hoods.
V. Electrical Guidelines
Tenant shall install the loads based on the specifications and ratings as specified in the approved plan.
Changes to higher ratings or installation of additional loads which will have an effect on the current carrying
capacity of the main feeder lines shall require the prior approval of the Landlord.
A.1. Meters
Tenants shall provide their own outdoor-type calibrated digital electric submeters. Submeters shall be
installed at rear corner of kiosks mounted at 1.50m height from floor finish and shall be secured by the tenant
with a safety grill made from 100mm diam bars.
(i) The number of branch circuit breakers shall not exceed 42 poles.
(ii) Bus bar shall be sized based on standard ampacity. Crimping of bus bar shall not be
permitted.
(iii) The panel board shall be located in an area accessible for operation & maintenance.
(iv) Labels of branch circuits shall be provided.
(v) Multiple wirings are not allowed.
(vi) Dead front cover should be in place.
(vii) Unused breaker slots & knockouts shall be covered.
(viii) Neutral bus & ground bus, where applicable, shall be properly sized.
(ix) Enclosure shall be properly connected to ground wire.
(x) Enclosure shall beat least NEMA-1 class.

(i) Tenant shall use THHN (interior)/THWN (exterior) stranded copper wires with a minimum
size of 3.5mm2/#12.
A.5. Conduits/Fittings
A.6. Load
The total electrical load shall not exceed eighty percent (80%) of the circuit breaker ampere trip rating
and cable ampacity.
A.7. Supports
The supports shall be rigid, with a minimum size of 6mm diameter round bar hangers, with a maximum
2.4 -meterspacingnot more than 300mm from junction boxes or connectors.
A.9. Signages
(i) Tenant shall provide a separate ground bus marked with green stripe along its front and
bonded to steel for connecting grounding conductors.
(ii) An insulated equipment grounding conductor shall be provided in all feeder and branch
circuits, including lighting circuits.

(i) Tenant shall use ½” or ¾” white polypropylene random (“PPR”) pipes for its cold water lines;
(ii) Tenant shall provide a gate valve and a check valve before and after the water meter, respectively.
(iii) The location of water meter shall be easily accessible and free from obstructions.
(iv) Tenant shall install pipe hangers made of 10mm round bar andu-bolts for suspended installations,
or brackets and u-bolts for wall-mounted installations. Tenant shall install supports for every pipe bend, fitting
connection, and for every 1.5-meter run of pipe.
(i) Tenant shall provide a stainless steel grease trap, with 4 chambers and 3 partitions, 15-20gpm
(ii) The grease trap shall have a basket-type stainless steel strainer.
(iii) All sinks shall have a basket-type stainless steel strainer and p-trap.
(iv) A clean-out shall be provided for every grease trap.
(v) Tenant shall provide a clearance of at least 300mm between the bottom of the sink and the top
cover of the grease trap.
(i) Tenant shall use 2-3” PVC pipes for kitchen and domestic waste.
(ii) Tenant shall provide a floor clean out (“FCO”)
(iii) Piping provisions inside the Leased Premises shall not be altered, and shall remain accessible and
free from obstructions.
(iv) Floor drains shall be provided with p-traps and bolted strainers.
(v) Tenant shall observe the following pipe labelling:

A. General Requirements
All certificates and reports required under Post-Installation Requirements shall be submitted prior to
Tenant’s operations in the Leased Premises, and signed and acknowledged by: (a) Tenant’s contractor, and (b)
Tenant’s authorized representative.
B. Ventilation System
Tenant shall:
(a) Conduct a smoke or light test of ductworks prior to tapping to main duct and
installation of insulation; and
(b) Measure air flow at each kitchen hood and fresh air delivery point.
Tenant shall submit a Certificate of Commissioning for all ventilation works.
C. Gas System
D. Electrical System
D.1. Testing and Commissioning. Tenant shall conduct the following tests:
(a) Insulation resistance test (Megger Testing) prior to energization (main and
branches);
(b) Balancing of load;
(c) Current reading during lean and peak loads(main and branches);and
(d) Voltage reading (line to line, line to neutral,and line to ground, where applicable).
Tenant shall submit its written request for a final inspection of the shop to the Food Park
Leasing Office (Ms. Leonor Siao-Reyes) at least seven (7) days prior to shop opening.
After the final inspection, Tenant will be issued a Temporary or Final Clearance to Operate,
based on the following guidelines:
(a) A Final Clearance to Operate will be issued upon complete submission by Tenant of
all pre-operation requirements.
(b) At the sole discretion of Landlord, a Temporary Clearance to Operate may be
issued:

(i) In case of a finding of minor deficiencies during the final inspection, and
provided that the shop is deemed safe by Landlord to operate notwithstanding said
minor deficiencies; and/or
E. Landlord reserves the right to modify or provide additional design guidelines should the need arise.
Tenants shall be informed of any changes to the existing guidelines immediately.
X. MISCELLANEOUS PROVISIONS
A. Landlord reserves the right, at its sole discretion, to make any changes to these Rules, and shall use
reasonable efforts to provide Tenants with accurate and timely information regarding any changes thereto.
B. Landlord may issue additional and/or supplemental rules from time to time, at its discretion. Any
such supplemental rules shall be deemed part of and incorporated into these Rules as an integral part hereof
and shall require strict compliance from Tenants.
C. Any breach of these Rules, whether intentional or otherwise, may result in termination of the Lease
Contract, without prejudice to all other remedies the Mall may have under the Lease Contract and/or existing
laws, rules, and regulations.
D. Failure of Landlord to enforce a particular condition or requirement under these Rules shall not
constitute a waiver of such condition or requirement.
E. Tenants are enjoined to observe and help enforce these Rules, for the mutual benefit of
management and the Tenants, and the best interest of the development.
