I, CESAR A. NORIEGA, of legal age, Filipino, married, a resident of Pasig City,


Metro Manila, designated as Land Administrator and one of the co-owners of
his three siblings of a parcel of titled property situated along provincial road of
Barangay Rizal, Rosales, Pangasinan. Where some government offices are
presently located like LTO, PRC, on this location.

By authority granted to me as Administrator/with S.P.A. do hereby authorized


Mr. Armando O. Cruz a Real Estate Sales Agent to transact and negotiate with
his Buyer the sale of our said real property.

Known as Lot no. 1719-TT-2 and Approved Plan no. (LRC) {Psd-279750 portion of
Lot 1719-TT-2 (LRC) Psd-234546 with Title No. 028-2015000639 having an area
of ONE HUNDRED TWENTY THOUSAND FIVE HUNDRED FOUR square meters
(12.0504 has.) more or less, under the following terms and conditions;

Selling price TWO THOUSAND PESOS per square


meter (PHP2,000.00/sq.m.)
Expenses Capital Gains Tax (BIR) and updated real property tax
on the account of Seller/Owner Documentary
Stamp Tax, Transfer Fee Transfer of Title in the
name of the new owner , and other incidental
fees on the account of Buyer.
Agent commission 5% of GROSS SALE
Duration of this Authority is for a period of SIX MONTHS or 180 days
starting October _, 2019 Renewable if still necessary.
