DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is entered into by and between:

NORMA LANIT-LARGO, of legal age, Filipino, widow and a resident of Poblacion Uno,
Bansalan. Davao del Sur, Philippines, hereinafter called the VENDOR;
- AND -

MARCHEL LARGO TATOY, of legal age, Filipino, single and a resident of Bansalan,
Davao del Sur, hereinafter called the VENDEE;

WITNESSETH:
That the VENDOR is the registered owner of a parcel of land described as follows, to wit;

“A parcel of land identified as Lot 2293-C, PSD-11-106503 located at Poblacion, Bansalan,


Davao del Sur, containing an area of TWENTY THOUSAND TWO HUNDRE NINETY-ONE
(20,291) square meters, more or less, embraced and covered by TRANSFER CERTIFICATE OF
TITLE NO. 144-2011001812.”

NOW THEREFORE for and in consideration of the sum of TWO HUNDRED


THOUSAND (Php200,000.00) PESOS, Philippine Currency, receipt hereof is hereby
acknowledged, the VENDOR does hereby SELL, CEDE, TRANSFER and CONVEY a portion
of ONE THOUSAND (1,000) square meters more or less of the above-mentioned property
particularly known as Lot 2293-C-8, PSD-11-162001 unto the VENDEE, his/her heirs, assigns
and successors-in-interests, free from all liens and encumbrances including all the improvements
found thereon.

“Marital consent is not applicable hence it is a paraphernal property of the Vendor.”

IN WITNESS WHEREOF, the parties have hereunto set their hands this

of ONE THOUSAND (1,000) square meters more or less of the above-mentioned property
particularly known as Lot 2293-C-8, PSD-11-162001 unto the VENDEE, his/her heirs, assigns
and successors-in-interests, free from all liens and encumbrances including all the improvements
found thereon.

That I, MARCHEL L. TATOY, of legal age, Filipino, single and a resident of Bansalan,
Davao del Sur, to have named, constituted and appointed MA. PRECIOUSA R. TINACO of legal age,
Filipino citizen, and a resident of Digos City, Davao del Sur Philippines, as my true and lawful attorney-in-
fact, for me and in my name, for my own use and benefit, to do and perform the following acts and things:
1. To represent for and in my behalf in any concerned offices such as in the office of
City/Municipal and Provincial Assessor, DAR-MARO/PARO, BIR, Registry of Deeds, and
other offices concerned;

2. To transact, facilitate, process and secure any and all the Certifications and/or Clearances
necessary for the transfer of parcel of land located at Poblacion Uno, Bansalan, Davao del
Sur, containing an area of ONE THOUSAND (1,000) square meters more or less
particularly known as Lot 2293-C-8, PSD-11-162001 portion of TRANSFER
CERTIFICATE OF TITLE NO. 144-2011001812;
3. To secure and request for my TIN Verification before the office of the Bureau of Internal
Revenue;

4. To request for the Certified True Copy of Title and Tax Declaration of the property as well as
the Certificate of Landholding and improvements of the registered owner/s;

5. To process and pay the all the taxes as well as to request for the BIR Clearance thereof;

6. To make, execute and sign documents and other writing of whatever nature or kind, with any
and all third persons, concerned, or entities upon terms and conditions acceptable to our said
attorney relative thereon;

HEREBY GIVING AND GRANTING unto my said attorney full power and authority whatsoever
requisite or necessary or proper to be done in and about the premises as fully to all intents and purposes as I
might or could lawfully do, if personally present, with power of substitution and revocation, and hereby ratifying
and confirming all that my said attorney or her substitute shall lawfully do or cause to be done under and by
virtue of these presents.
