KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE, made and executed in Dipolog City, Zamboanga del Norte
this _____ day of ___________________________ 20____, by and between:

The MUNICIPALITY OF MANUKAN, duly represented by its Municipal Mayor,


HON. EUGENE U. CABALLERO, with principal office address at Poblacion, Manukan,
Zamboanga del Norte, hereinafter referred to as the VENDOR;

-And-

WOODY NARCISO AMBOYON married to ANNABELLE TOLOMEA


AMBOYON, of legal age, Filipino citizen, with residence and postal address at East
Poblacion, Manukan, Zamboanga del Norte, hereinafter referred to as the VENDEE/s:

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of a parcel of land located at


Barangay East Poblacion, Manukan, Zamboanga del Norte, Villa Alto Housing Project
with full authoriity of disposition and control of lots/housing units/ lots with housing units
therein.

WHEREAS, on the 9th day of March, 2011 the VENDEE applied to purchase
and the VENDOR agreed to sell lot/housing unit/lot with housing unit identified as:

WHEREAS, the VENDEE has fully paid to the VENDOR the total purchase price
of the said lot inclusive of amortization interest, delinquency interest, other charges and
fees in the amount of Fourteen Thousand Eighty Nine Pesos (Php 14,089.00)
Philippines Currency, receipt of which is hereby acknowledged to the full satisfaction of
the VENDOR:

NOW THEREFORE, for and in consideration of the foregoing premises, the


VENDOR has sold, transferred and conveyed and by these presents sells, transfers
and conveys unto the VENDEE, his/her assigns and successors-in-interest, the above-
mentioned lot particularly described in the attached technical description marked as
Annex “A” and made an integral part of this contract, subject to the burdens, restrictions
and encumbrances as follows:

1. Except by hereditary succession, herein lot or any part thereof cannot be


alienated, transferred, or encumbered within ten (10) years from the date of
issuance of the Transfer Certificate of Title (TCT) without the written consent
and authority of the VENDOR.

2. The encumbrance/restriction above-mentioned shall be annotated on the


Transfer Certificate of Title to be issued in favor of the VENDEE and any
violation thereof shall have the same legal effect as the violation in the
succeeding paragraph hereof. The annotated encumbrance/restriction shall
be cancelled after ten (10) years from the issuance of the Transfer Certificate
of Title (TCT).

3. The application to purchase the above-mentioned property and other


pertinent documents filed by the VENDEE are herein incorporated as integral
part of this Deed of Sale and any misrepresentation or falsehood stated
therein shall be sufficient ground for the cancellation without judicial
declaration of this Deed of sale and/or the TCT that may hereafter be issued
in favor of the VENDEE and/or his/her successor-in-interest including the
forfeiture of the purchase price paid for the lot subject hereof; inclusive of all
interests and penalties.

It is further agreed that the VENDEE shall pay all the expenses for the
preparation, execution, notarization and registration of this Deed of Sale and other
related expenes as may be necessary for the issuance of the corresponding title.

IN WITNESS WHEREOF, the parties have hereunto signed these presents on


the date and place first above written.
