SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, --------------------, of legal age, Filipino, married, and with address at _________________,


hereby name, constitute and appoint --------------------, of legal age, Filipino, with address at
----------------------- as my true and lawful Attorney-in-Fact, in my name, place and stead, with full and
special power and authority to do and perform the following acts and things, to wit:

1. To arrange, confer, negotiate with any party/entity or person/persons who may be interested in
buying the property registered in my name and situated in ----------, identified as -------------
with an area of ---------- sq. meters, more or less, covered by CCT No. ------------, of the
Registry of Deeds for ----------, and to sell the same to the interested buyer, under such price
and under such terms and condition acceptable to my Attorney-in-Fact and to do all other
things necessary to sell my properties.

2. To sign for and on my behalf any and all documents related to that sale of the aforesaid
property, including but not limited to, Earnest Money Agreement (EMA), the Memorandum of
Agreement (MOA) and the eventual Deed of Absolute Sale (DOAS) in favor of whoever
interested party to buy my aforesaid properties which our Attorney-in-Fact may choose, under
such terms and conditions that my Attorney-in-Fact may feel adequate and proper, and to sign
all necessary documents that may be needed for purposes of selling the properties;

3. To transact with any private or government offices, such as the Registry of Deeds, Bureau of
Internal Revenue, City/Municipal/Provincial Assessor, Bureau of Lands and any other office
with the regard to my properties mentioned above;

4. To acknowledge and accept check payment/s or proceeds of such sale/assignment/ conveyance,


payable in my name or in the name of my Attorney-in-Fact, and/or to sign receipt thereof and to
encash or deposit the said check payment/s;

5. That my Attorney-in-Fact is hereby empowered to do any other legal acts which she may
consider necessary under the circumstances provided only that such acts are all for the
consummation of the aforestated purposes;

6. That for valuable consideration, this Special Power of Attorney is coupled with interest and,
therefore, could not be cancelled or revoked by me.

GIVING AND GRANTING unto my said Attorney-in-fact full powers and authority to do,
perform all and every act requisite or necessary to carry in effect the foregoing authority, as fully to all
intents and purposes as I might or could lawfully be done as if I am personally present, with full powers
of substitution and revocation.
