SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, EDNA BERNAL MARIANO, of legal age, Filipino, and residing at No. 016 Angeles
Subd. II Pasolo, Valenzuela City, do hereby name, constitute, designate, and appoint MARIOL
PANDATO CRUZ, of legal age, and with residence address at Purok 4 Talipapa, Cabanutan
City, Nueva Ecija, respectively, as my true and lawful ATTORNEY-IN-FACT, duly authorized
to do and perform the following, to wit:

1. To sign, execute, submit and receive all the documents pertinent to the
purchase of a property situated at Brgy. Canumay, Valenzuela City, covered by
Transfer Certificate of Title No. Transfer Certificate of Title No. 046-T-62411
and the release of the new Certificate of Title under my name;

2. To process the transferring of title/registration of the said property in my


name and to register the sale/purchase of said property;

3. To pay any kind of tax due to effect the transfer of title of the said property;

4. To represent me and transact business with the Registry of Deeds, Land


Registration Authority, Bureau of Internal Revenue (BIR), Assessor’s Office,
and other government offices or agencies matters relating to the foregoing
power;

5. To do such any other act or thing that may be deemed necessary or incidental
to carry out effectively any and all of the purposes for which this authority is
hereby given;

6. To represent, execute, sign any and all document(s) and paper(s) as well as
claim/receive for and in my behalf said document(s), as well as to do any and
all acts in order to accomplish the aforestated acts and deeds.

HEREBY GIVING AND GRANTING, unto the said attorneys-in-fact full powers and
authority to do and perform all and every act requisite or necessary to carry into effect the
foregoing authority as fully to all intents and purposes as I might do if personally present,
with full power of substitution and revocation and confirming all that my said attorneys-in-
fact or their substitute shall lawfully do or cause to be done by virtue hereof.
