INTRODUCTION

BUILDING SERVICES & SYSTEMS

 Imagine yourself in the most fabulous building in the world. Now take away
the lighting, heating and ventilation, the lifts and escalators, acoustics,
plumbing, power supply and energy management systems, the security and
safety systems. You are left with a cold, dark, uninhabitable shell.
BUILDING SERVICES & SYSTEMS

 Everything inside a building which makes it safe and comfortable to live


comes under the title of 'Building services'. A building must do what it is
designed to do - not just provide shelter but also be an environment where
people can live, work and achieve.

 Water supply , drainage and plumbing


 Energy supply - gas , electricity and renewable sources
 Heating and ventilating
 Day lighting and artificial lighting
 Escalators and lifts
 Communications, telephones and IT networks
 Security and alarm systems
 Fire detection and protection
 Air conditioning and refrigeration
INSTALLATION COST

 The capital and installation costs of building services in modern buildings


can take up 50% of the total construction budget. For highly serviced
buildings such as sports centres, this figure can easily exceed 75%.
ARCHITECTS AND BUILDING SERVICES

 Architects have learnt to accept and accommodate the increased need for
pipes, ducts and cabling encroaching on to their designs. Louis Kahn when
writing in World Architecture in 1964:
 I do not like ducts, I do not like pipes. I hate them so thoroughly, I
feel that they have to be given their place. If I just hated them and
took no care, I think they would invade the building and
completely destroy it.'

 Renzo Piano and Richard Rogers integrated ducting and mechanical system
with the construction and making it a feature of the building. E.g. the
Pompidou Centre in Paris and the Lloyds Building in London.
